North Vineland, located between Route 55 and the Maurice River, is a residential and commercial Vineland neighborhood with broad suburban blocks and a strong roadside-retail rhythm. The neighborhood’s character concentrates around the Landis Avenue and Delsea Drive intersection, where auto shops, local eateries, and everyday storefronts set a steady, practical pace. Housing reads as mid-century ranches and Cape Cods mixed with newer infill, with deep driveways and mature shade trees. The Vineland Downtown Commercial District adds a walkable stretch of murals, small storefronts, and civic buildings just to the south. Landmarks such as the Landis Theater, the Vineland Historical and Antiquarian Society, and the Palace of Depression give the area a distinct cultural backbone. Parks and the Maurice River corridor bring open space into the weekly routine.

MHP
Mobile Home Park Zone
It is the purpose of these zones to recognize and preserve mobile home parks or manufactured home communities and to seek to maximize the compatibility between the parks and the surrounding areas. In accordance with the Municipal Land Use Law, as amended, the City of Vineland finds manufactured housing to be an important source of affordable housing. The Planning Board, in applying the standards of this section, will determine the number of mobile or manufactured home spaces in a park, as well as the overall conditions of the development approval as included in the final site plan. The City Council will continue to monitor the operation and maintenance of parks, once developed, through the annual license renewal procedures.
