Rosedale Acres is a community of custom-built homes defined by only a single road leading into a neighborhood with no thru-streets, keeping this a quiet enclave for those in the know. Just minutes from downtown Princeton and surrounded by many highly rated private schools, this secluded development offers the added convenience of backing to the Hopewell ? Lawrenceville Trail, which is a 20 mile bicycle and pedestrian path for outdoor fun. Upon your arrival, the gated, Belgium block lined driveway opens to a stately two-story brick colonial on a wooded lot of almost two acres. The house itself offers five bedrooms, six baths (five full), and a three-car side entry garage, in addition to a finished walkout basement, a deck, patio, pool and year-round hot tub! The interior boasts a two-story entrance foyer where the custom features and embellishments of this home are immediately on display; the custom features that enhance this home: high ceilings, beautiful natural wood trim, dental moldings, built-ins, hardwood floors and solid wood doors that lend a feeling of warmth to each room. To your left is a handsome study with built-ins and to your right, the front-to-back formal living and dining rooms with hardwood floors, the kitchen is located in the back of the house offering a center island, granite counters, stainless steel Sub-Zero, Wolf and Miele appliance package, plenty of cabinets, desk space and a breakfast room with a French door leading to the backyard with deck, patio, pool and year round hot-tub. A guest suite with a private bath is conveniently located on the main floor for in-law or au pair. A vaulted family room with a limestone fireplace and back stairs leading to the upper level which contains a master suite boasting dual walk-in closets, sitting areas, master bath with toilet and bidet closet and large soaking tub. The three other bedrooms consist of a princess suite with its own bath and a Jack-N-Jill suite (two bedrooms connected by a shared bath) with one bedroom offering another sink. The lower level has been finished into five rooms offering gym, media room, play room, craft room and sitting area with a potential sixth bedroom. For easy access, you can walk out of the basement to the pool, patio and hot tub! If you're looking for a development in the center of the greater Princeton area, where you can still enjoy your privacy? welcome home!

EP-1
Environmental Protection 1 District
The Environmental Protection 1 district is designed for low intensity uses primarily in the northwest area of the municipality where poor water yields and strata for septic systems dictate large lot development in an area of little or no public infrastructure and severe environmental constraints, including but not limited to, a seasonal high water table, shallow depth to bedrock, and steep slopes along the Stony Brook. Further, the purpose of the EP-1 district is to protect the environmental resources and qualities of this area, maintain the rural character of roads and scenic views, and retain farmland. The EP-1 designation is contrasted with the EP-2 district by being underlain with the Lockatong-Argillite geologic formation as depicted in the adopted Master Plan. Both the EP-1 and EP-2 districts, though poorly suited for development, are exceptional areas for non-irrigated agriculture. Because of this last factor, clustering of residential units is preferred whether under the provisions of this section or 428.
