Not a thing needs to be done to this lovely expanded Lawrence Cape, so weekends can be spent poolside, either taking a dip or barbecuing on the deck - all while overlooking the very pretty 1.3 acres. Freshly-painted living spaces with hardwood floors flow together gracefully. A line of casement windows sends sunshine through a fireside living room and connecting dining room. The family room is open to the large kitchen, beautiful and sun-filled, with everything needed to inspire the chef: a walk-in pantry, stainless appliances, and built-in bookcases to hold favorite cookbooks and dishes. A 1st floor bedroom has en suite access to a hall bath. Upstairs, 2 very spacious bedrooms each have sweet little nooks for reading chairs or desks, and use of a modern bath, which uses glass block to filter natural light into the hall. Septic has been inspected and repaired. With a Princeton address, in short minutes you ll be on historic Nassau Street, or in the charming Village of Lawrenceville. Full basement and 2-bay garage.

EP-2
Environmental Protection 2 District
The Environmental Protection 2 district is designed for low intensity uses primarily in the northwest area of the municipality where poor water yields and strata for septic systems dictate large lot development in an area of little or no public infrastructure and severe environmental constraints, including but not limited to, a seasonal high water table, shallow depth to bedrock, and steep slopes along the Stony Brook. Further, the purpose of the EP-2 district is to protect the environmental resources and qualities of this area, maintain the rural character of roads and scenic views, and retain farmland. The EP-2 designation is contrasted with the EP-1 district by being underlain with the Brunswick Shale or Stockton Sandstone geologic formations as depicted in the adopted Master Plan which yield slightly better water supplies. Both the EP-1 and EP-2 districts, though poorly suited for development, are exceptional areas for non-irrigated agriculture. Because of this last factor, clustering of residential units is preferred whether under the provisions of this section or 428.
