The long driveway culminates in a sunny clearing, nearly 2 acres, edged with woods and just a stone's throw from an organic orchard. Not so long ago this entire house was gutted, enlarged and spruced up to a whole new level of comfort and sophistication. All the work was worth it, especially on a piece of land such as this! Fifty-two new Andersen windows brighten the interior, where the free-flowing formal rooms boast tasteful columns and the open kitchen steals the show with Wolf appliances, a huge island and glazed cabinetry adorned with copper knobs. The cheerful breakfast nook is crowned with a peaked wood ceiling. Nearby, a study and big family room both have fireplaces. Upstairs, two bedrooms share a whimsical water-themed bathroom. Another bedroom uses the hall bath and the master has a beautifully tiled high-end hotel-worthy bathroom with custom storage and a steam shower. A gym/studio, a study, two walk-in closets and a cedar closet complete the huge suite. Every inch, inside and out, is flawless thanks to the scrupulous work of Franzoni Builders.

This is a great four bedroom house in pristine condition and tastefully decorated in warm, contemporary colors. It is located down a long, tree-lined driveway set back from a country road, yet very convenient to both downtown Princeton and the charming village of Lawrenceville. The setting, condition, and comfortable scale make this an unbelievable and relaxing residence. Handsome, updated kitchen; lots of wood floors; large windows; wood burning fireplace. All of the bathrooms have been updated and look sharp. Wonderful back patio for outdoor entertaining. Surrounded by woodland, this kind of privacy is hard to match in the Princeton/Lawrenceville area. Apple and berry farm picking nearby. Princeton address.

EP-1
Environmental Protection 1 District
The Environmental Protection 1 district is designed for low intensity uses primarily in the northwest area of the municipality where poor water yields and strata for septic systems dictate large lot development in an area of little or no public infrastructure and severe environmental constraints, including but not limited to, a seasonal high water table, shallow depth to bedrock, and steep slopes along the Stony Brook. Further, the purpose of the EP-1 district is to protect the environmental resources and qualities of this area, maintain the rural character of roads and scenic views, and retain farmland. The EP-1 designation is contrasted with the EP-2 district by being underlain with the Lockatong-Argillite geologic formation as depicted in the adopted Master Plan. Both the EP-1 and EP-2 districts, though poorly suited for development, are exceptional areas for non-irrigated agriculture. Because of this last factor, clustering of residential units is preferred whether under the provisions of this section or 428.
