With three bedrooms and two full baths, this well-maintained split-level home built in 1953 has a fashionably vintage vibe. Freshly painted, spacious and with gleaming hardwood floors nearly throughout, the move-in ready home provides three finished levels worth of spacious living space. From the front entry, it s six steps down to a large family room with picture window, egress to the side yard, laundry room and wood laminate floors. On the main level, there is a living room with gas fireplace flanked by built-in bookcases and cabinetry, and a picture window framing the front yard; a dining room with a great view of the deep, treed backyard; and the kitchen with a pantry cleverly built into the wall. On the home s uppermost level, two bathrooms share an updated hallway bath, and the master suite with walk-in closet has its own private bath with vintage pink tile and pedestal sink with metal legs. Outside, enjoy the peaceful surroundings from the screened-in porch at the back of the home, which is accessible from both the kitchen and the living room. Cooled by a ceiling fan, it s the perfect place from which to enjoy vistas of the well-kept shade gardens (lily of the valley, ferns, hostas and more). With an abundance of closet space, plus an attic that s easily accessed by pull-down stairs, there is definitely no shortage of storage space! A detached two-car carport shelters vehicles from the elements. Conveniently located in Lawrenceville, at the very edge of Princeton, this location offers easy access to so much, include Princeton Battlefield and the downtown; the Mercer County park system and bike trains; organic farm stands; and a wealth of private schools, colleges and universities. Plus, major thoroughfares moments away offer convenient access to train stations, New York City and Philadelphia. The price has been significantly reduced for quick sale, home is being sold "as is", fireplace "as is". Township CO already completed, water test completed.

EP-1
Environmental Protection 1 District
The Environmental Protection 1 district is designed for low intensity uses primarily in the northwest area of the municipality where poor water yields and strata for septic systems dictate large lot development in an area of little or no public infrastructure and severe environmental constraints, including but not limited to, a seasonal high water table, shallow depth to bedrock, and steep slopes along the Stony Brook. Further, the purpose of the EP-1 district is to protect the environmental resources and qualities of this area, maintain the rural character of roads and scenic views, and retain farmland. The EP-1 designation is contrasted with the EP-2 district by being underlain with the Lockatong-Argillite geologic formation as depicted in the adopted Master Plan. Both the EP-1 and EP-2 districts, though poorly suited for development, are exceptional areas for non-irrigated agriculture. Because of this last factor, clustering of residential units is preferred whether under the provisions of this section or 428.
