Thoughtfully updated and modernized by the current owners, this four-bed, two-bath home boasts a Princeton mailing address (with Lawrence Township taxes!), and a location: three miles from Princeton University, within a 5 minute drive of many amenities, accessible to major commuter routes, and directly across the street from the Lawrence Hopewell Trail providing access to miles of hiking and biking trails. Set amongst a lush landscape on almost two acres, this sweet Colonial Cape invites you to partake in a park-like atmosphere. A mix of majestic evergreen and deciduous trees ring the property, providing dappled shade in summer and snow-canopied arbors in winter. Walkways and patios of large multi-colored flagstones are inset with brick and decorative accents, providing a visual tapestry underfoot. Numerous garden beds dot the landscape, lushly planted with ferns, hardy groundcovers, bulbs, flowering shrubs and perennial flowers. Inside, natural light streams through an abundance of windows, providing illumination even when the trees are in full leaf. An open-air concept is embraced with an updated kitchen that easily flows into the dining area and living space. Throughout the home a backdrop of pleasingly pale walls and wood floors creates a sense of tranquility as the natural surroundings blend seamlessly inside. The living room, to the left of the front entrance, has wood floors and is anchored by a natural stone fireplace. The kitchen features white cabinetry with glass doors, honey-hued butcher block counters, ceramic tile floor, and stainless steel appliances. Doors lead from the kitchen to the breezeway and semi-detached one-car garage. From the dining area, one can step outside to a charming raised stone patio large enough for cozy alfresco dining, bordered by a moss-covered balustrade. A study, two bedrooms, and a newer bathroom with twin marble sinks, arched art-deco mirrors, marble subway tiled bath/shower and tiled floor, complete the first level. Upstairs, two bedrooms, one with a sitting area, share a full hall bath. A well-lit space near the landing, currently in use as a sewing station, is a bonus space rife with possibility. An attic and full unfinished basement provide plenty of storage space. This home boasts: a versatile floor plan, good bones, newer kitchen and bath, a lovingly matured yard, and a Princeton address with Lawrence taxes. Discover this storybook home for yourself!

EP-2
Environmental Protection 2 District
The Environmental Protection 2 district is designed for low intensity uses primarily in the northwest area of the municipality where poor water yields and strata for septic systems dictate large lot development in an area of little or no public infrastructure and severe environmental constraints, including but not limited to, a seasonal high water table, shallow depth to bedrock, and steep slopes along the Stony Brook. Further, the purpose of the EP-2 district is to protect the environmental resources and qualities of this area, maintain the rural character of roads and scenic views, and retain farmland. The EP-2 designation is contrasted with the EP-1 district by being underlain with the Brunswick Shale or Stockton Sandstone geologic formations as depicted in the adopted Master Plan which yield slightly better water supplies. Both the EP-1 and EP-2 districts, though poorly suited for development, are exceptional areas for non-irrigated agriculture. Because of this last factor, clustering of residential units is preferred whether under the provisions of this section or 428.
Remarks: New kitchen and new full bath on main floor, new water softener, new furnace, New ac, chimney completely re-stuccoed, new electrical outlets, completely re-insulated attic, interior paint, exterior paint,
