Welcome to this Grenloch model colonial home located in desirable Heritage Valley. Enter on the new stamped concrete driveway (August, 2015). Walk into the large living room that is open to the dining room, and the eat-in kitchen. There is brand new flooring in the foyer, kitchen, powder room and laundry room. Enjoy the large family room with an electric insert fireplace (professionally installed in February 2016). There is an enclosed screen porch off of the family room that leads out to the fenced backyard with a shed and a variety of trees. There is a first floor laundry room that leads to the one car attached garage. The large master bedroom has a sitting area as well as a walk-in closet. Two other nice sized bedrooms finish off the second floor. The roof was completely replaced in December 2014 (with warranty), and the fireplace cap was installed in 2016. There are pull down steps from the attic for storage. This house comes with a one year warranty, as well. This area is great because it is located near restaurants, shopping, and is also close to Washington Lake Park. Easy access to Philadelphia. This house is more than just a house, this house is a home.

PR-1
Planned Residential One District
It is the purpose of the PR-1 Planned Residential One District to permit single-family developments to be built on lands formerly zoned rural and designated in the Master Plan as R/L1, provided that additional design and performance criteria are met to the satisfaction of the Planning Board. After a tract of rural land has been granted rezoning to PR-1, the applicant may reduce the size of lots to the dimensions specified in this article. However, the total number of units permitted may not exceed 1.6 units per gross acre.
