FD-40
Forest Residential District 40
The forest district zones are found in areas of the Township which exhibit many critical ecological values. They may be characterized as places with little or no encroachment from residential, agricultural or other man-made uses. The intent of this section is to preserve and maintain the existing environment, including plant and animal species indigenous thereto and the habitat thereof; protect and maintain the quality of surface waters and groundwaters; and discourage piecemeal and scattered development.; The Pinelands plan has permitted residential dwelling units in the forest area, provided that the total number of new units does not exceed one dwelling unit for every 15.8 acres of privately owned undeveloped land which is not defined in this chapter as wetland. The FD-40 Zoning Districts have been designed to meet this density requirement. Cluster development is required in accordance with 175-94.1 whenever two or more units are proposed as part of a residential development in these zoning districts.
