18 Frontier Trail - Lot 18 Trl #18, Datil, NM 87821

Set in the wide-open country near Datil, New Mexico, lot 18 encompasses 49.35 acres of gently rolling terrain, small meadows, and a variety of trees. The natural landscape has seen minimal impact from the bark beetle infestation that has affected forests throughout New Mexico and Arizona, leaving a setting with a healthy mix of open ground and established vegetation. Imagine a morning coffee overlooking the meadows, a home tucked into the landscape, or perhaps a small ranch with plenty of room to roam. With almost 50 acres, there is space to create a place that fits your vision. There are currently no electric, well, or septic services, offering the opportunity to begin as an off-grid retreat and develop the property over time as your needs change. Access is available via well-maintained roads, and the property is approximately 20 miles from Datil, where you'll find a post office, gas station, convenience store, RV park, motel, and a local favorite for ribeye steaks and burgers. When the sun goes down, the landscape takes on a different character. Far from city lights, the night skies are exceptionally clear, making the stars part of everyday life. This is a beautiful piece of New Mexico country-a blank canvas with room to make it your own, whether you're looking for a homesite, ranch property, off-grid getaway, or long-term investment. Want additional land? Adjacent lot 17 has an additional 40 acres that is also available.
