Multifamily Medium Density District

The Multifamily Medium Density Districts are intended to accommodate a substantial portion of the city's residential growth over the 20-year planning horizon covered by the comprehensive plan. By allowing many residential development options from detached houses on small lots to relatively high density apartments, the MF-L, MF-M and MF-H districts provide the widest range of housing choices for city residents. In all cases, development in the multifamily districts shall be adequately served by infrastructure. Although the MF-L, MF-M and MF-H districts allow moderate to high residential densities they are not generally appropriate for application in areas that are most appropriately suited to intensive nonresidential development. The provision of community open space, neighborhood parks, outdoor recreational areas, and pedestrian facilities is strongly encouraged. The MF-L, MF-M, and MF-H districts are intended to implement the residential planning policies of the comprehensive plan's Residential High Density land use designation. These districts may also be appropriate for lands currently zoned R-4, office and professional, where predominate land use is multifamily.
