If houses had a love language, this one would be acts of service. No nonsense, no wasted space - just a solid, good-feeling home that makes life easier. Mornings start with coffee under the rising sun, light spilling across the living room. Evenings end on the patio as the sky turns cotton-candy pink over the mountains & mesas. Inside smells faintly of good coffee & fresh laundry. There's room for a big couch & that chair everyone fights over. The kitchen island, breakfast bar & dining nook are where all the real conversations happen - the ones that start with "you'll never believe. .. " & end in laughter. The main bedroom's tucked away just enough for a little peace and quiet. The other two rooms? One for guests, one for work or whatever phase you're in - or maybe a family member who swears they're "just staying for a bit. " Out back, space for a grill, patio chairs, a hot tub etc - under the covered patio.
*Taxable value of land and structures on it ("additions") is determined regularly by local assessors and does not affect market price.

PUD
FALCON RIDGE PUD
Planned Unit Development District
The intent of the planned unit development is to encourage design flexibility, thereby enabling the applicant to capitalize on a site's desirable features in ways that would be prohibited under the otherwise applicable zoning. Under the PUD approach, land may be designed in ways that would not be possible under a strict application of existing zoning and subdivision regulations. It is intended to reduce the cost of infrastructure necessary to serve the new development while better promoting land use efficiency and environmental protection. A PUD will exhibit excellence in design, site arrangements, integration of uses and structures and protect the integrity of surrounding development. The rezoning of property to the PUD district may be deemed appropriate if the development proposed for the district can accomplish one or more of the following goals: Providing for an orderly and creative arrangement of land uses that are harmonious and beneficial to the community; Providing for a variety of housing types, employment opportunities or commercial or industrial services, or any combination thereof, to achieve variety and integration of economic and redevelopment opportunities; Providing for flexibility in the land uses, in the density of development, and in other matters typically regulated in zoning districts; Providing for cultural, civic, educational, medical, religious or recreational facilities, or any combination thereof, in a planned or a unique setting and design; Providing for the redevelopment of areas where depreciation of any type has occurred; Providing for the revitalization of designated areas; Promoting or allowing development to occur in accordance with a uniform set of standards which reflect specific circumstances of the site.
