Charming Alliance Bungalow with Expansion Potential. This beautifully cared-for 1,192 sq ft bungalow blends early-century character with modern comfort and smart potential to add value. The home features one bedroom and a full bath on the main floor, plus a family room that could easily be converted into a second bedroom if desired. The walk-up attic offers additional flexible space or the opportunity for future expansion. The primary bedroom closet layout would also allow for an easy future bath addition. Inside, you’ll find original hardwood floors, two fireplaces adding architectural charm (seller has not used), and thoughtful design details such as painted staircases to both the attic and basement. The bright kitchen offers butcher-block countertops beside the range and generous cabinet storage. A full basement appears to have a waterproofing system installed by a prior owner, providing peace of mind and excellent utility space. The attached one-car garage adds convenience. The home also includes a screened rear porch and a second back porch overlooking the large, well-kept corner lot with mature landscaping and plenty of outdoor space to enjoy. Ideally located just a half mile from the University of Mount Union—only about a two-minute drive or ten-minute walk—and close to Main Street, shopping, dining, parks, and the dog park. Large front windows fill the rooms with natural light and enhance the home’s welcoming curb appeal. The current owners have cared for the home for the past two and a half years, maintaining and improving it while preserving its original character. Recent presale inspection (11/8) available to interested buyers. A home warranty is included for added peace of mind. This isn’t a flip—it’s a genuinely well-maintained home that shows pride of ownership and offers comfort today with clear potential for future value. A rare combination of character, condition, and convenience—ready for its next chapter.

R1
Single Family Residential District
The purpose of the R-1, Single Family Residential District is to provide a range of choices of single family living environments, encouraging the development and maintenance of suitable neighborhoods for families and children, prohibiting uses of land that would adversely impact residential neighborhoods, and discouraging uses that would generate traffic on local streets in excess of normal traffic generated by the neighborhood. The intent of the district is to provide for an environment of predominantly single-family dwellings, along with other associated uses and facilities that serve the residents in the district, including but not limited to educational, cultural, and religious institutions, parks and playgrounds, and municipal facilities. The R-1 District also recognizes those portions of the Mount Union College (College) campus that are located in the R-1 District and provides the opportunity for the College to continue to operate and grow within the context of this Ordinance in consideration of surrounding residential neighborhoods.
