Classic Cleveland Heights character, generous living space, and extensive updates come together in this four-bedroom colonial on a beautiful tree-lined street. Step inside to warm hardwood floors, original woodwork and a spacious living room centered around a fireplace, with large windows bringing in plenty of natural light. Wide openings connect the living and dining spaces, giving the first floor an open, comfortable flow while maintaining the charm of the home's original architecture. The updated kitchen offers granite countertops, stainless steel appliances, abundant cabinetry, and a true eat-in area surrounded by windows and overlooking the backyard. A large first-floor laundry room and full bathroom adds even more everyday convenience. Upstairs are three nicely sized bedrooms with hardwood floors, along with a bright enclosed sunroom wrapped in windows and an especially great bonus space for an office, creative studio, reading room or playroom. The finished third floor adds even more flexible living space and could easily serve as a master bedroom. The second floor full bathroom provide plenty of functionality for a home of this size. Outside, a deck overlooks the large, fenced and wooded backyard, creating a surprisingly private setting right in the city. At the end of the drive is a three-car garage, offering exceptional space for vehicles, bikes, hobbies, storage or a workshop. Much of the home was updated in 2019-2020, including the kitchen, bathrooms, windows, furnace, central air, water heater, electrical panel, flooring, lighting and deck. The roof was replaced in 2020. The home is fully POS compliant. On the Rise Bakery and Gigi's on Fairmount is just a few blocks away, plus easy access to Horseshoe Park and miles of nearby walking trails. One year home warranty included.

Shaker Lakes, located between Shaker Square and University Circle, is a residential and park-rich Cleveland Heights neighborhood with wooded trails and historic stone bridges. The neighborhood’s character concentrates around the Shaker Lakes Nature Center and the boardwalks along Lower Shaker Lake, where joggers, birders, and dog-walkers circulate under a canopy of oaks. Housing leans toward early-20th-century colonials and brick Tudors set on curving streets that follow the ravines. The lakes and the Doan Brook corridor shape daily routines with footpaths, footbridges, and seasonal color. Nearby anchors such as Nature Center at Shaker Lakes, Shaker Square, and Cain Park frame the cultural calendar. Transit lines and bike routes connect the greenbelt to cafés and galleries without breaking the quiet rhythm of the water.

A
Single Family Residential District
Cleveland Heights is a City primarily consisting of single-family residences, most of which are owner-occupied. Single-family residences are extremely sensitive to adverse effects from other land uses and require high standards for occupancy and use of the principal building as well as location and use of accessory buildings if these areas are to be maintained and to continue to be good places in which to live. In addition, certain parts of Cleveland Heights have been developed primarily with two-family residences having a similar character to the single-family districts, and it is appropriate that there be a zoning district for this distinctive use. Single-family and two- family district regulations are established to achieve the following particular objectives: (a) The AA Single-Family District is established to provide for single-family residential uses with a minimum lot size of 15,000 square feet, compatible with the existing larger lot developments in areas so defined, as a means of preserving the unique character of these areas.;(b) The A Single-Family District is established to provide for single-family residential uses on smaller lots with a minimum of 7500 square feet.; (c) The B Two-Family District is established to permit single-family units on lots with a minimum of 7,500 square feet and two-family residential uses with a minimum lot size of 10000 square feet.; (d) To encourage as a conditional use flexible residential development to promote creative and efficient use of land through unified development.;(e) To regulate the location and lot coverage of accessory uses, buildings and structures so as to permit such uses to be established and maintained in a manner which makes them compatible with the existing residential neighborhoods.; (f) To encourage sustainable development and practices in residential neighborhoods.
