About this home
New price on a 1920 Colonial that kept its character and got everything else brought up to date. The bones are all still here. Brick fireplace with the original mantel, generous room proportions, a front porch deep enough to actually sit on. What's behind them is new. Vinyl replacement windows with storms and screens, forced air heat, central air, and updated electrical service. The kitchen is the heart of it. White shaker cabinetry, butcher block counters, subway tile, and stainless appliances including a gas range, opening right into the dining room and a living room built for company. The refrigerator, range, dishwasher, microwave, and disposal all stay. Off the main living space there's a flex room with its own full bathroom. Home library, craft room, private office, guest room, whatever you need it to be. A first floor full bath is a rare find on these streets. Upstairs you'll find three bright bedrooms, one with a walk-in closet, and a second full bath with a tiled tub surround. The basement runs the full footprint, clean and dry, with laundry hookups and a utility sink. Easy to finish out as a rec room or home gym down the road. Outside there's a two car detached garage, a covered enclosed porch off the back, and a fenced yard on a level 40 by 120 lot. Then there's the location, which is half the reason people land here. Rising Star Coffee is up S Taylor. Nubeigel, Phoenix, and Stone Oven are over on Lee, along with the Cedar Lee Theatre, one of the last great independent movie houses in Cleveland. Cain Park brings its summer concert series a few streets over. Fairmount Circle and Whole Foods cover the errands, and University Circle puts world-class museums within easy reach. For anyone working at the Cleveland Clinic, University Hospitals, or Case Western, the commute is about as good as it gets on this side of town. Turnkey at this price isn't a common theme here. Come see it. Cash, conventional, FHA, and VA all considered.

Cedar Lee, located between Cedar Road and Lee Road, is a walkable and arts-forward Cleveland Heights neighborhood with a classic cinema marquee and a compact, storefront-lined main drag. The neighborhood’s character concentrates at the Cedar Road and Lee Road intersection, where sidewalk patios, indie shops, and late-night marquees set the tempo. Cedar Lee Theatre anchors the district with repertory screenings, while Dobama Theatre keeps the calendar busy with intimate stage work. Brick apartment buildings and early-20th-century houses frame short blocks that lead toward Cain Park’s green slopes. Coffee counters, bakeries, and small restaurants keep the streets active from morning through evening.

Cleveland Heights is a City primarily consisting of single-family residences, most of which are owner-occupied. Single-family residences are extremely sensitive to adverse effects from other land uses and require high standards for occupancy and use of the principal building as well as location and use of accessory buildings if these areas are to be maintained and to continue to be good places in which to live. In addition, certain parts of Cleveland Heights have been developed primarily with two-family residences having a similar character to the single-family districts, and it is appropriate that there be a zoning district for this distinctive use. Single-family and two- family district regulations are established to achieve the following particular objectives: (a) The AA Single-Family District is established to provide for single-family residential uses with a minimum lot size of 15,000 square feet, compatible with the existing larger lot developments in areas so defined, as a means of preserving the unique character of these areas.;(b) The A Single-Family District is established to provide for single-family residential uses on smaller lots with a minimum of 7500 square feet.; (c) The B Two-Family District is established to permit single-family units on lots with a minimum of 7,500 square feet and two-family residential uses with a minimum lot size of 10000 square feet.; (d) To encourage as a conditional use flexible residential development to promote creative and efficient use of land through unified development.;(e) To regulate the location and lot coverage of accessory uses, buildings and structures so as to permit such uses to be established and maintained in a manner which makes them compatible with the existing residential neighborhoods.; (f) To encourage sustainable development and practices in residential neighborhoods.
