If you've been craving a little space without giving up convenience, this home delivers the best of both worlds. Wake up to quiet country surroundings, sip coffee while looking out over your spacious fenced yard, then hop on the bike path across the street and be in downtown Hilliard in about 10 minutes—perfect for grabbing breakfast, meeting friends, or enjoying weekend events at the park. The location is truly special: right across from Homestead Park, with trails, open fields, playgrounds, and green space practically at your doorstep. Whether you garden, have pets, love to entertain, or simply want room to breathe, the lot and layout make everyday living feel easy and open. Inside, the home offers large, comfortable gathering spaces with an updated kitchen (2017-18), ideal for cooking while still being part of the conversation. The roomy basement provides storage for everything—seasonal décor, outdoor gear, hobbies—or additional space to expand in the future (especially with the brand new epoxy flooring!). The property has been thoughtfully updated over the years so you can move in with confidence: • New furnace, hot water heater, sump pump, water softener, and upgraded water filtration (2025) • House roof (2021) • Heat pump & AC (2018) • Garage roof (2017) • Kitchen updates (2017-18) • Well pump (2013) For those who need space to tinker, build, or store equipment, the oversized 4-car garage is a huge bonus—complete with a NEMA 14-50 outlet for EV charging. Here, you're close to everything—parks, trails, shopping, dining, and schools—yet the setting feels relaxed and private. It's the kind of home where everyday life expands a bit, giving you room to enjoy the outdoors, connect with the community, and live comfortably for years to come.

R
Rural District
The Rural District is intended for agricultural and residential development in the County where the conservation of resources is important or where appropriate urban use of the land cannot be achieved because of the lack of urban services, most importantly centralized water and sanitary sewer. The principal permitted uses are agriculture, residential subdivisions and farm dwellings.; The intent of these Rural District Regulations is to protect farmland, lands in current agricultural use valuation, prime agricultural soils, open land and residential land from the intrusion and premature development of urban uses not performing a function necessary to the agricultural and residential use of the land or meeting the social, cultural or economic growth needs of the County. Because land in the Rural District is the most subject to being placed in another Zoning District as growth of the County occurs, such changes should be made with due concern to the protection of established uses.
