Single Family Residential District
Single-Family Residential Districts (R-R, R-40, R-30 and R-15) and their regulations are established in order to achieve, among others, the following purposes: (a) To regulate the bulk and location of single-family dwellings to obtain proper privacy and useable open spaces on each lot appropriate for the various districts;; (b) To regulate the density and distribution of population in accordance with the Comprehensive Plan, officially adopted by the Township Trustees, to avoid congestion and to provide adequate public services.; (c) To provide for proper location of institutions and other community facilities so as to increase the general convenience,safety and amenities (D) To carry out the following specific purposes.; (1) The R-R District is established to provide for single-family residential uses with a minimum lot size of two acres in order to preserve open space and conserve the existing environmental and natural features in a manner that is consistent with the low-density and agricultural characteristics of the area.; (2) The R-40 District is established to provide for single-family residential uses with a minimum lot size of 40000 square feet. (3) The R-30 District is established to provide for single-family residential uses with a minimum lot size of 30000 square feet primarily fronting on major streets.; (4) The R-15 District is established to provide for single-family residential uses in a standard subdivision with a minimum lot size of 15000 square feet.; (e) To promote the most desirable and beneficial use of the land in conformity with the Comprehensive Plan.
