High Density Multiple-Family Residential And Commercial Services District
This is a residential district to provide for a density of 16 units per net acre. The principal use of land is for a variety of dwelling unit types including townhouses, low-rise multiple-family dwellings, garage apartments, and high-rise multiple-family dwellings. Commercial uses to serve the residents of the area are permitted on the lower floors of high-rise apartments, and recreation, religious and educational uses normally located to serve residential areas also are permitted to provide the basic elements of convenient, balanced and attractive living areas. It is the intent and policy of the City that this district be utilized only upon a strong showing of compatibility with the adjoining neighborhood and community and therefore zoning applications for this category should be predicated upon consistency with neighborhood plans for master plans adopted by the City Council and Planning Commission. The minimum lot area is 8,400 sq ft with an additional 2,700 sq ft required per dwelling unit in excess of three.
