553± acres of rolling hills, timber, water, and open sky! An opportunity to own a true piece of Southern Oregon. Just minutes outside of Roseburg, this expansive EFU-zoned (Exclusive Farm Use – Grazing) property offers a rare blend of privacy, usability, and long-term potential. The land unfolds with a diverse mix of open pasture, timbered ridges, and natural creek corridors. Expansive valley and ridgeline views stretch in every direction, offering multiple potential homesite settings that feel both private and connected to the land. Water is a defining feature. Documented surface water rights from West Fork Clover Creek and its South Branch support irrigation, livestock, and domestic use for up to three dwellings. A natural spring-fed pond enhances both function and beauty, while on-site water storage infrastructure currently serves existing occupants. Wildlife is abundant, with deer, elk, turkey, and gamebirds frequently seen throughout the property, creating exceptional recreational and hunting potential. Existing rock resources on-site may provide additional utility or future opportunity. Multiple existing structures are present and are considered non-contributory but may provide a pathway for replacement dwellings subject to county approval. One of the larger parcels may qualify for a land division, offering additional flexibility and long-term upside. A rare opportunity to own a property defined by scale, water, and possibility.
