The Blackberry Hills Ranch ranch sits just 20 minutes from the Eugene airport and 30 minutes from all that downtown Eugene has to offer. However, this 812 acre ranch seems like it's a million miles away. The primary home is of timber-frame construction and has a commanding view over the property. Three additional homes offer room for friends and family - each with a view or frontage on one of the many ponds. In addition, a number of studio cabins - each decorated in favorite university colors - a scattered throughout the property; great for parties, hunting excursions or large gatherings. The crown jewel of the ranch is the 6-acre lake with a beach and dock - perfect for fishing, canoeing or swimming on a hot summers day. In addition to the dwellings and cabins, there are several support buildings. A spacious multi-purpose building hosts a indoor grow area for plants and vegetables; a commercial kitchen; walk-in refrigerator and freezer; basket-ball court; projection screen and viewing area; loft bedroom and sitting area; bathroom; utility area. A large barn offers storage space for farm equipment, feed and an office space. The ranch has been exceptionally cared for with owners operating orchards and blueberries, field crops, cattle, specialty livestock and timber assets. Special care has been taken to restore wetlands and there has been the development of many ponds and waterways. Deer, elk, turkey, waterfowl are all plentiful with the occasional cougar and bear sightings as well. In addition to game animals, the fishing is fantastic from the lake or any of the ponds and the ranch is habitat to host of other wildlife. This ranch is a diverse operation that represents an incredible opportunity to be within close proximity to a large urban center and airport, while experiencing complete privacy and seclusion with so many activities right out your front door. Whether you like horseback riding, fishing, hunting, 4-wheeling, farming or are just looking for serenity.

Forest Land District
The Forest Land District is intended to carry out the following purposes: To encourage forestry and agriculture as the dominant uses of such lands; To allow non-forest and non-farm uses only upon a finding that such uses will assure the retention of forest lands for forest uses and are consistent with those uses permitted in LC 10.106 and 10.107; To preserve such lands for the production of forest and agricultural products and ensuring that conversion of such lands to non-forest and non-farm uses, when necessary and appropriate, occurs in an orderly and compatible manner; To be used in remote areas of the County not appropriate for more intensive development than permitted by the regulation of this District.; It is County's policy to protect forestry and agricultural operations from conflicting land uses. Nothing in this chapter is intended to interfere with normal forestry or agricultural management or practices that might result in conditions such as noise, dust or smoke, visual impacts or odors for temporary periods of time. Existing or proposed non-forest or non-farm uses i.e., dwellings within the Forest Land District must recognize that the intent of the District is to protect resource management activities and that in the event of conflict between residential uses and normal forestry or agricultural practices, this chapter will be interpreted in favor of resource management practices.
