Low Density Residential District
The Single-Family Residential District is established for the following purposes: To recognize natural physical conditions which serve as a logical transition for land uses and density between the Borough and adjacent municipalities.; To provide areas within the Borough, which accommodate and support low to medium density single-family development and do not overburden public water and wastewater facilities.; To recognize the development patterns that have occurred since the 1980's and to provide for new and infill development consistent with these patterns.; To maintain or reintroduce the traditional grid street network in areas of the Borough where reasonable connections can be made to the existing street network based on proximity and the lay of the land.; To minimize regrading of steep slope areas.; To limit soil erosion and the resultant destruction of the land.; To limit higher density development on lands currently being utilized as open space or for agricultural purposes.
