If you are looking for a farmette, this may be it! You'll find a stone/stucco 2-story with a 1985 kitchen addition on 8.62 acres with a small barn/garage with a loft and a large storage shed. Owner installed a new furnace in 2013 and replaced the windows. The main level consists of an oak eat-in kitchen with center island and all appliances, laundry/second bath room (both heated by a wood stove), and a huge dining room and living room featuring oak hardwood floors. The second level has 1 large and 1 average-sized bedroom (owner made 1 large bedroom out of 2), with spacious closets and a full tiled bath. The upper level also has oak hardwood floors throughout. Other features include a full attic for storage, as well as a full basement with an outside exit and another large room which could be a workshop or hobby room. Relax on the covered front screened-in porch and entertain on the covered side porch located right next to a large cement carport. Outside structures include a small barn/garage with a loft, a large storage shed and a covered "Saw mill" with electric on top of the hill which could be a future run-in for horses. There is a large open field, a stream and some woods---great property for animals and plenty of room to grow. A great extra is that the Horseshoe Trail is very close. Property priced to sell in AS-IS condition.
*Taxable value of land and structures on it ("additions") is determined regularly by local assessors and does not affect market price.

R-1
Rural Residential District
The R-1 Zoning District generally contains areas with existing agricultural, woodlands, stream valleys, steep slopes, and residential uses, as well as other natural and scenic features associated with the rural areas of Robeson Township. The purpose of the R-1 Zoning District is to preserve and maintain large contiguous tracts of land for woodland, ecological, environmental and conservation uses. Subdivision and land development activity should be limited as originally prescribed as part of the Robeson Township Comprehensive Plan of 1991 and further recommended as part of the Southern Berks Regional Comprehensive Plan of 2004. Conservation and best management practices should be encouraged to preserve or maintain the existing natural features, habitats and resources.
