Welcome to Boomerang Hill - We hope the pictures will share enough of the magic for you to appreciate this country property as it does not fit cryptic descriptions. There is a mixture of pictures - some pre-dating the recent passing of the owner and some with current work and décor. A long-wooded drive brings you to what appears as a 1-story home with exceptional metal roofs. But then look at the 2 story back. Optional true one-level living with easy access to entire Main Level. The brick floored Foyer gives one level access to 3 areas - the Country Kitchen (w brass sinks, Garland range & Fireplace), Butler' s Pantry/Laundry & Solarium Wing. Next are 2 direct openings to the vaulted Living Room with Fireplace. Next is the Primary wing including a Library & the Primary Suite with 2 walk-in closets and 6 piece Bath with curved stone shower and whirlpool. Many spaces have vaulted ceilings, brick, flagstone or newer hardwood floors. Except for the Butler s Pantry/Laundry (with 2nd dishwasher & sink) all areas have direct access to exterior balconies or a terrace. There is a cozy 4th Bedroom (2 beds) on the 2nd floor with a cute Kitchen overlook. 2nd floor also provides access to walk-in large attic storage. Also, from the Foyer are stairs down to large Family Rm with Fireplace and Alcove. There is also a full bath and 2 dressing rooms located to serve 2 more Bedrooms and the full-sized heated INDOOR Pool (32x12). In addition to sliding glass doors that contribute to the indoor/outdoor Pool setting, there is a greenhouse area. Light and bright is a fair description with exceptional openness to the lower Courtyard that includes functional artwork. The metal Dutcher gate has been powder coated for long-term protection. Oh, and the Tennis Court has also been used for Ice Skating. 5 Car Garage (53x24) with water includes 3 openers. Some of the previous quality improvements included exceptional standing seam roof, Solarium conversion, newer Propane Heating systems and newer 22 KW "Whole House" Generator. Wonderful Gardens and exterior improvements are available for enjoyment on the well utilized 5 plus acres. And just a mile away is the West Vincent Twp. Andrew Evans Park including trails, sport fields, pavilion and playground.

In conformance with the Municipalities Planning Code, particularly Section 604, Zoning Purposes, subsections 1, 3 and 5 and Section 605, Classifications, subsections 2 and 3, the purposes of this article, among others, are as follows: To promote continued agricultural, greenway land, and conservation uses while also permitting additional residential development at an overall low density that will help to maintain the rural character of the district; To provide for a choice of lot sizes and a range of net building densities to accommodate a variety of age and income groups and residential preferences so that the community's population diversity may be maintained; To implement adopted Township policies to conserve a variety of irreplaceable and environmentally sensitive resource lands as set forth in the West Vincent Township Open Space and Recreation Plan, including provisions for reasonable incentives to create a greenway system for the benefit of present and future residents; To provide standards reflecting the varying circumstances and interests of individual landowners and the individual characteristics of their properties; and To implement adopted Township land use, transportation and community policies, as identified in the Township's Comprehensive Plan; In order to achieve these purposes, this article provides for flexibility in designing new residential subdivisions by allowing five optional forms of development from which the landowner shall be required to select one or, if permitted by the Township, more than one, referred to as tiers, as summarized below. These design options shall not apply to lot line changes for parcels in existence prior to January 2, 1999, or created by any approved subdivision plan filed with the Township prior to January 2, 1999.
