From records, it appears the main home was built by Henry Catren, a local blacksmith, in 1834. The guest house dates back further, unsure of date, but the chain of title starts in 1792. Exterior of the home has been freshly painted and character preserved. Enter the main home through the right-side front door, into the welcoming parlor, complete w/ exposed beams and stone fireplace w/ woodstove insert. Original hardwood floors lead all throughout the older portions of the home. Doorway off the back of this room leads to a door that opens out onto the back terrace as well as a storage closet. Head left from the entry door, you’ll pass the other front door, which was originally for access to the left side addition added long ago to combine families. Both sides have been opened to one another. Pass 1 of the 2 staircases that take you to the 2nd floor, and you’ll find a cozy study/office w/ built-ins and the 2nd fireplace, w/ woodstove insert. Back through the parlor, you’ll pass the 2nd set of stairs, which were part of the original home as well as 1 set of 2 stairs for basement access. Enter the most recent addition, completed in 1982, which keeps in character on the exterior of the home. This addition added a large, sun-soaked kitchen, w/ ample counterspace, tons of cabinet storage and open to a spacious family room. Family room includes the 3rd fireplace as well as the most used access to the rear stone terrace. Also included in this addition is a first-floor laundry, coat closet and Half Bath, w/ large storage closet. 2nd access to basement is also in this space. The original 2nd floor bedroom has become an open flex space/sitting area as well as the hall bathroom the serves the additional bedrooms. Head up to the 3rd floor of the original home, you will find a sizable bedroom w/ plenty of headroom due to cathedral ceilings as well as tons of natural light and 2 closets. Back down to the 2nd floor, and head towards the left side older addition, you will discover another sizeable bedroom as well as the 2nd set of stairs to the main level. Completing the Main Home, the basement offers tons of storage as well as access to the original springhouse! Off the back of the home, the lovely stone patio overlooks the pond, barn, and perennial gardens. Head over to the guest cottage, you’ll be pleasantly surprised by the amount of space w/ in! Updated in 1999. The front door enters the quaint eat-in kitchen w/ exposed beams of the original structure. Head back, into the addition, and you’ll be welcomed by an abundance of windows and a door out to the deck, which overlooks the lovely grounds. In conformance with the Municipalities Planning Code, particularly Section 604, Zoning Purposes, subsections 1, 3 and 5 and Section 605, Classifications, subsections 2 and 3, the purposes of this article, among others, are as follows: To provide for a diversity of lot sizes, building densities and housing choices to accommodate a variety of age and income groups and residential preferences, so that the community's population diversity may be maintained; To implement adopted Township land use, transportation and community policies, as identified in the Township's Comprehensive Plan; To implement adopted Township policies to conserve a variety of irreplaceable and environmentally sensitive resource lands as set forth in the West Vincent Township Open Space and Recreation Plan, including provisions for reasonable incentives to create a greenway system for the benefit of present and future residents; and To provide standards reflecting the varying circumstances and interests of individual landowners and the individual characteristics of their properties.; In order to achieve these purposes, this article provides for flexibility in designing new residential subdivisions by allowing five optional forms of development from which the landowner shall be required to select one or, if permitted by the Township, more than one, referred to as tiers, as summarized below. These design options shall not apply to lot line changes for parcels in existence prior to January 2, 1999, or created by any approved subdivision plan filed with the Township prior to January 2, 1999. The reconfigured lots resulting from the lot line changes to such parcels shall comply with the area and bulk requirements set forth in Exhibit F to this chapter.; Tier I subdivisions: relatively low density, providing for rural residential uses with flexible and reduced design standards in instances where a permanent conservation easement is offered to maintain such uses.
