1276 Stump Hall Rd, Collegeville, PA – Perkiomen Valley School District. Spacious and versatile 4-bedroom, 2.5-bath home with a home office, offering approximately 3,100 sq ft above grade plus an additional finished lower-level living area. Located directly across from Evansburg State Park, this property sits on a private, usable lot with extensive outdoor amenities and flexible living options. The home features a layout well-suited for multi-generational living or income-producing use, including a finished lower level with second kitchen, second laundry, private entrance, and bedroom/living area. The home has previously been used as two separate living spaces: one side, with 3 bedrooms and 1 bath, was rented for $2,500/month, while the owners lived in the other side, which offers 1.5 baths and a bedroom plus a home office. For buyers who prefer a traditional single-residence layout, the lower level can be easily converted back by removing a simple framed/paneled wall, restoring full interior flow. Major system updates include a 10-year roof, new boiler, new hot water heater, new well pump, and a dedicated generator feed wired directly into the main electrical panel, providing seamless backup power capability. Outdoor features include an in-ground pool, pool house, two sheds, a small greenhouse, and a 3-car garage with attic storage—offering excellent storage, workspace, and recreational options. Conveniently located near Skippack Village, Collegeville shopping, and major commuter routes. A unique opportunity in a desirable location within the Perkiomen Valley School District.

In expansion of the general intent and community development objectives found in Article I of this chapter, the primary purpose of the R1 Residential District is to preserve open land, sensitive natural areas and rural community character that would be lost under conventional development. Specific objectives are as follows: To provide for a variety of lotting opportunities consistent with the primary purpose of this district; To preserve open land, including those areas containing unique and sensitive natural features such as woodlands, steep slopes, streams, floodplains and wetlands, by setting them aside from development; To preserve scenic views and elements of the Township's rural character, and to minimize perceived density by minimizing view of new development from existing roads; To provide greater design, flexibility and efficiency in the placement of services and infrastructure, including the opportunity to reduce length of roads, utility runs and the amount of paving required for residential development; To create neighborhoods with direct visual access to preserved open land, with amenities in the form of neighborhood open space, and with a strong neighborhood identity; To implement the goals of the Township's Land Use Plan, Open Space Preservation Plan and Comprehensive Plan; To reduce erosion and sedimentation by the retention of existing vegetation and the minimization of development on steep slopes; To create new woodlands in natural secession and reforestation where appropriate, and to encourage the preservation and improvement of habitat for various forms of wildlife; To provide for the preservation and maintenance of open land within the Township to achieve the above-mentioned goals and for active or passive recreational use by the residents
