* * * UPDATED PHOTOGRAPHY TO BE POSTED ASAP! Love horses? We all know that equestrians put their horses first when it comes to a property purchase. .. some people call that crazy, but "horse people" understand it. This beautiful 9.8 acre farm will excite most any equestrian looking for a small residential farm in Lancaster County. The property features a 2,364 square foot charming 4-bedroom farmhouse built in the early 1900's, a beautiful yard with lovely gardens, an above-ground pool, privacy, and serene views. The equestrian highlights include a 10-stall center aisle horse barn with a generously sized tack room, a 4-bay utility shed, a 16x8 workshop, a fenced stone dust outdoor arena, 7 acres of pasture with 3 Rail Centaur Vinyl HTP [high tensile polymer] fencing, water and electric at all pastures, and a boarding business ($$) already in place for the next owner to take on if so desired. The property is enrolled in the PA Farmland Forest Land Assessment Act 319, also known as the Clean and Green Program. The program provides preferential tax assessment for land devoted to agricultural use, open space land, or forested land -- which will make you very happy at tax time. As with most properties like this, there's literally a ton of features. If you are interested, the owners (or their listing agent) are more than happy to attend a showing with you to help explain them all and to answer questions that will surely arise - just be sure to have your agent include that request when scheduling your showing so that can be arranged.

A
Agricultural Zone
The primary purpose of this zone is to promote the continuation and preservation of agricultural activities in those areas most suitable for such activities and where such activities have historically occurred within the Township. Areas contained within this zone have been specifically identified as possessing valuable and nonrenewable natural and cultural resources. This Zone also intends to protect and stabilize the Township's viable agricultural economy by eliminating uses that are incompatible with farming, but permitting a wide range of commonly occurring, limited-scale business uses e.g., retail sale of agricultural products, small engine repair, bake shops, lawn care. Consequently, residential uses are limited and any future inhabitants in this zone must be willing to accept the impacts associated with normal farming practices and related businesses. It is the Township's intent for the provisions of this chapter to comply with the ACRE legislation and the Nutrient and Odor Management Act. Finally, the provisions of this zone have been specifically formulated to further the objectives of the Municipalities Planning Code MPC, 1 which provides that local zoning ordinances shall be designed "to preserve prime agriculture and farm land considering topography, soil type and classification, and present use.
