Welcome to your next home situated in beautiful Manor Township. You will enjoy the wide open spaces of a one acre lot sitting on top of River Road, just southwest of Millersville. All on one level are: 3 Bedrooms, 2 Full Baths, Kitchen with a Dining Area, Sunroom, Living Room, and Laundry. The Double Sided Fireplace provides great ambiance in between the Kitchen and Living Room. The Downstairs is mostly finished with a large Entertainment Area, Kitchen Area, Dining Area, Extra Room (Currently decorated with a bed), Half Bathroom large enough to add a shower if desired. Please notice the rough in for a potential shower drain. You can use the basement for your own added enjoyment or offer the area for In-Laws or other occupants needing their own separate living space. The wood stove will keep the whole basement toasty warm all winter. The basement has a walk out door to the spacious yard. Outside is a two tiered deck and patio area to enjoy the picturesque country view while enjoying a wonderful meal or relaxing beverage. There is plenty of room to store your yardcare supplies in a large shed. Do you enjoy biking, hiking, running, or walking? If so, there are two popular destinations a short drive away. The Northwest River Trail is fully paved and winds 14 miles along the Susquehanna River from Columbia to Falmouth. Along the journey you might see a host of Wildlife, Rock Climbers at Chicques Rock, Restaurants and Pubs in Marietta, Parks with Pavilions, an Eagle Nest, White Cliffs of Conoy, Ice Cream Shop in Bainbridge, and ends in Falmouth. A second option is the Enola Low Grade Trail. This 29 mile gravel trail begins at the base of Turkey Hill and heads south along the Susquehanna River to Safe Harbor. A highlight of this trail is traversing a restored bridge high above the river offering great views. The trail continues inland and goes through Quarryville and ends at the 29 mile point near Christiana. Fresh farm produce is available during the summer season, including the famously tasty Washington Boro Tomatoes. There is a lot to love about this home’s location in Lancaster County! A
Agricultural Zone
The primary purpose of this zone is to promote the continuation and preservation of agricultural activities in those areas most suitable for such activities and where such activities have historically occurred within the Township. Areas contained within this zone have been specifically identified as possessing valuable and nonrenewable natural and cultural resources. This Zone also intends to protect and stabilize the Township's viable agricultural economy by eliminating uses that are incompatible with farming, but permitting a wide range of commonly occurring, limited-scale business uses e.g., retail sale of agricultural products, small engine repair, bake shops, lawn care. Consequently, residential uses are limited and any future inhabitants in this zone must be willing to accept the impacts associated with normal farming practices and related businesses. It is the Township's intent for the provisions of this chapter to comply with the ACRE legislation and the Nutrient and Odor Management Act. Finally, the provisions of this zone have been specifically formulated to further the objectives of the Municipalities Planning Code MPC, 1 which provides that local zoning ordinances shall be designed "to preserve prime agriculture and farm land considering topography, soil type and classification, and present use.
