Introducing River Birch Way, a circa 1849 Farmhouse which is quietly nestled amongst willow trees, surrounded by the tranquility of country life. Arise each morning to natural sunlight from the numerous windows which offer 360 views of a courtyard and two different garden patio settings. This French inspired sanctuary boasts two wood burning brick fireplaces, cast iron baseboard heating, Italian ceramic tile & high end finishes as well as a wonderful Palladium crown window entranceway. The kitchen is equipped with an oversized country farm sink, English cottage cabinets, granite countertops, lovely cabinet/pantry space while overlooking a manicured landscape design. With a total of 8 rooms, 3 full bathrooms, a second floor private ensuite, this extremely clean & well-kept 2400 sq ft home truly offers just enough without feeling too big or too small. The living room features deeply set double pane windows, oak flooring and guides you into a very special, ceramic tiled sunroom, a truly creative & stunning space. The detached 2 car garage allows for a great deal of storage space and the current owner has converted one side into a well lit artist studio. The "zen-like" nature of River Birch Way is contagious. The song of birds & baby goats playing reawakens the spirit of what life should really be about; a quieter, simpler, more peaceful existence for all. 2088 Peppermint Rd is located only ten minutes from I-78, one hour and fourty minutes from NYC and one hour from Philadelphia. Enjoy romantic drives to the rivertowns of New Hope, Lambertville, Stockton & Frenchtown to shop locally and enjoy the many antique markets & cafes the surrounding area has to offer. We invite you to come experience the magical charm this country home evokes.

AD
Agriculture District
To recognize and protect significant agricultural areas consistent with the latest version of the Bucks County Natural Resources Plan and the areas where farming predominates. This District recognizes that farmland must be considered to be developed land that is being used to produce a product. It is not a holding zone, but is an area having a positive purpose in utilizing the prime agricultural soils for the benefit of the entire community. This District protects agricultural areas from interference by incompatible uses. Agricultural activities within this District may generate noise, odors, and other disturbances that are considered part of normal farming operations. Residents of the AD District are advised that there may be noise, odors, dust, fumes or other disturbances associated with agricultural practices which are considered to be acceptable effects of farming and shall not be regulated by Township nuisance laws. Residential development is to be placed on large lots or clusters where they can be setback from farms. This District is also intended to protect key areas that greatly affect the water quality of the water supply of many Township residents and businesses. To carry out the Cooks Creek Watershed Conservation Plan.; The various minimum and maximum lot size requirements imposed upon residential uses in this District are designed to avoid intensive residential development in the AD District while simultaneously preserving and protecting existing farmland and agricultural soils. It is the Township’s finding that intense residential development adjacent to farming operations results in severe, detrimental impacts on agriculture and agricultural operations due to recognized conflicts between new residents in a farming area and existing farming operations.
