Tranquility and a bit of heaven, this custom-designed and built home is quietly nestled in the hills of Upper Bucks County, yet only minutes from the Lehigh Valley. French Country architecture, married to elements of a classic Pennsylvania fieldstone house, produces the desired effect - old world design and comfort presented artfully and joyfully. Set on two acres, nicely removed from a quiet country road, the property is a treasure. Lush pastureland and neighboring hills and valleys are the pre-eminent views. As one would expect to find in the home of a builder, who has been featured in many publications including "Great Adaptations" from the Whitney Library of Design, there is meticulous attention given to the placement of spectacular windows and custom details throughout. A high-ceilinged great room melds with a stunning, wormy chestnut kitchen and wet bar all facing serene views and positioned to capture daytime light until the sun sets. Wide, western red cedar floors have the patina of the old pumpkin pine floorboards found in traditional Bucks County farmhouses. Designed to accommodate a more modern life style, the first floor master bedroom suite is gracious and generous with 9 ft and cathedral ceilings. There are 3 additional bedrooms and 2 baths on the second floor. Befitting the property's total ambience, in a design intended to bring the outdoors inside, there is a circular flagstone patio enveloped by stone walls and garden. From this vantage, it is not uncommon to spot a herd of deer, a red fox or a flock of turkeys traversing the lower property. This superb and easy-to-reach location is just 90 minutes to Manhattan and under an hour to Philadelphia.

AD
Agriculture District
To recognize and protect significant agricultural areas consistent with the latest version of the Bucks County Natural Resources Plan and the areas where farming predominates. This District recognizes that farmland must be considered to be developed land that is being used to produce a product. It is not a holding zone, but is an area having a positive purpose in utilizing the prime agricultural soils for the benefit of the entire community. This District protects agricultural areas from interference by incompatible uses. Agricultural activities within this District may generate noise, odors, and other disturbances that are considered part of normal farming operations. Residents of the AD District are advised that there may be noise, odors, dust, fumes or other disturbances associated with agricultural practices which are considered to be acceptable effects of farming and shall not be regulated by Township nuisance laws. Residential development is to be placed on large lots or clusters where they can be setback from farms. This District is also intended to protect key areas that greatly affect the water quality of the water supply of many Township residents and businesses. To carry out the Cooks Creek Watershed Conservation Plan.; The various minimum and maximum lot size requirements imposed upon residential uses in this District are designed to avoid intensive residential development in the AD District while simultaneously preserving and protecting existing farmland and agricultural soils. It is the Township’s finding that intense residential development adjacent to farming operations results in severe, detrimental impacts on agriculture and agricultural operations due to recognized conflicts between new residents in a farming area and existing farming operations.
