Located on a private lot in West Cocalico Township, this bi-level is well maintained and sits on 2.4 acres. Inside you will find the updated kitchen includes a tile backsplash and granite countertops with butcherblock island, and beautiful woodwork throughout the home. While it has 2 bedrooms, it can be easily modified to add a third bedroom (as it was previously). A finished lower level has a large family room with brick hearth, a stove that can burn coal or wood, and full bathroom. With plenty of natural sunlight from the sunroom, this home has an open and inviting feel to it . The enclosed screened porch is perfect for summer evenings to enjoy the wooded view and plentiful wildlife. As beautiful as the inside of this home is, the exterior is more amazing. The home was built with 2x6 outside walls, and a new front walkway and additional hardscaping were just finished to add to the appeal. A natural spring is on the property, providing a home for the watercress. The front of the property also includes a spring fed pond with fish, and a dock with gate for small boats. This is the perfect property for any outdoorsman or lover of the outdoors.
*Taxable value of land and structures on it ("additions") is determined regularly by local assessors and does not affect market price.

ES
Ecologically Sensitive District
The ES - Ecologically Sensitive District seeks to protect the wooded hillsides of northern West Cocalico Township within the headwaters of the Cocalico Creek watershed. Existing soil and topographic characteristics severely limit development potential in this area, and the district has been established to prevent unnecessary destruction of the Township's woodland concentrations and related environmental degradation. More than 80% of approximately 5,000 acres of this district contains soils which are classified by the Soil Survey of Lancaster County Pennsylvania as having severe limitations for building site development, sanitary sewage facilities, and shallow excavations due to wetness, slope, or flooding. This soil survey categorizes severe limitations as conditions which are unfavorable and difficult to overcome without special design considerations, significant increases in construction costs, increased maintenance, and/or special feasibility studies. The soil survey also classifies these same soils as having moderately high, high, or very high capabilities for the productivity of important trees.
