Best Value in Downingtown School District! 6 minute drive to Marsh Creek West Ramp. Three bedroom, two bath Classic Ranch featuring a large Vaulted Family Room that was the original two car garage. Don t worry; sellers built a new attached two car garage right next to it. There is a large Finished Basement with a separate room sectioned off the main area. Plenty of storage area has been preserved in the basement. The basement is conveniently accessed from the Family Room. The sunny, Three Season Room leads out back to a fantastic Built-in Pool with lots of Patio area. The pool has a hot tub and a diving board. How nice! (The pool is not open at present. Seller will have it open and all mechanicals fully functional in time for your inspections. ) There is a large shed housing the pool pump and equipment ensuring you will have a serene swimming experience. The pool area is extremely private. There are two full baths, one in the main bedroom and one in the hall. The hardwood is pristine. The lot is a full acre located on a sleepy road in scenic East Brandywine Township. This home is absolutely in move in condition. Sure, she could use a bit of updating. The value pricing has taken that into account. Whether cooling off in the pool, cozying up by the fireplace or just taking a quiet nap in the sunroom, you will enjoy calling this lovely place your Home Sweet Home.

R-2
Residential District
The R-2 Residential District is intended to enable the development of stable, well-designed residential neighborhoods with single-family detached dwellings. Allowable densities are considered appropriate to assure compatibility with the existing pattern of development, the limitations on sewage facilities and water supply, and the limited capacity of the road network. Residential densities, dwelling types, policies regarding sewage facilities, and policies limiting the use of central water supply are established in this district as means to achieve this objective and as appropriate components of the overall pattern of land use that is provided throughout the Township; they are intended to provide for orderly growth and utilization of natural resources in accordance with the Township Comprehensive Plan. Clustering of single-family dwellings is offered and encouraged as a site design mechanism to further the resource conservation objective. A portion of the R-2 Residential District adjoining the TND-1 Traditional Neighborhood Development District is provided with the option to utilize the terms of the TND-2 Overlay District regulations contained in Section 399-30B of this chapter.
