Stunning and spacious in Downingtown. Ideally situated, this large stone-front colonial home rests on a sprawling estate in a non-development community with just over 1.5 acres. You must see this home to truly appreciate its beauty. You will be impressed with all the meticulous care and thoughtful upgrades: the large master suite, the exquisite rear deck, the in-law/ guest suite, and much more. Approach the property via a long, shared drive to the most secluded lot in the community. Admire the thoughtful landscaping and mature plantings. A flagstone walkway flanked by bright blooming perennials welcomes you. A lovely covered porch invites you to sit a moment and take in the peaceful surroundings. Enter the two-story foyer and you are welcomed by an open turned staircase, gleaming hardwood floors, and abundant light flowing from the palladian window. To the left is a home office made private by gorgeous French doors. To the right is the formal living room with plantation blinds, hardwood floors, and crown molding, which opens to the dining room. Large enough to accommodate significant gatherings, the formal dining room includes a chair rail and great views of the serene grounds. A pocket door off the dining room gives access to the guest/in-law suite. This addition provides privacy and semi-independence for your loved one and includes a living area with a kitchenette offering a fridge, sink, and microwave, a bedroom, and a full bath with a walk-in tiled shower, and large vanity. The stunning kitchen, straight back from the entry, is the true heart of the home. Gorgeous cherry 42” cabinetry, offset by brushed nickel hardware and granite counters, provide tons of storage. A cook’s delight, the kitchen includes a four-burner Bosch gas stove with a vented microhood, a stainless Bosch dishwasher, a stainless French door refrigerator, a double stainless sink, and a center island with power and pendant lighting. The roomy walk-in pantry provides extra storage and houses the chest freezer. With a large breakfast area, open to both the family room and the rear deck, you will relish spending time here! One of the best features of the home, the large partially-covered composite deck, is a peaceful retreat and an ideal place for dining al fresco while being cooled by the ceiling fan and enjoying the expansive semi-private back yard and garden area! The family room adjacent to the kitchen provides the ideal location for casual gatherings with gas fireplace accented by a dentile mantel. Nearby is a half bath, a full-size laundry room with a high-efficiency appliances and utility sink. The turned two-car garage is also off this hallway. Upstairs, the master suite provides an oasis from everyday life. The large carpeted bedroom is flanked by an impressive sitting room and a beautiful master bath and completed by a huge walk-in closet. Spend inspiring moments in the sitting room, large enough for a couch, TV, desk, or whatever your heart desires. The master bath, featuring a double vanity, walk-in shower, and a private commode, highlights a large corner soaking tub surrounded by windows. Each of the other 3 bedrooms on this floor are fully-carpeted, include lighted ceiling fans, and provide ample closet space. A large shared bath and linen closet complete this floor. Need even more space? This home also includes a partially finished lower level including 2 different rooms, a great space for exercising could also serve as a media room or play area. The unfinished areas are separated by attractive barn-style sliding doors, and offer tons of storage as well as a workshop. French doors permit walk out to the rear yard by way of a private sitting or sunning area including an outdoor shower. At 11 years young, this home has a newer private well and septic system. Primary heat is highly efficient with a propane-backed heat pump. Come experience this home in person - schedule your private tour without delay!

R-2
Residential District
The R-2 Residential District is intended to enable the development of stable, well-designed residential neighborhoods with single-family detached dwellings. Allowable densities are considered appropriate to assure compatibility with the existing pattern of development, the limitations on sewage facilities and water supply, and the limited capacity of the road network. Residential densities, dwelling types, policies regarding sewage facilities, and policies limiting the use of central water supply are established in this district as means to achieve this objective and as appropriate components of the overall pattern of land use that is provided throughout the Township; they are intended to provide for orderly growth and utilization of natural resources in accordance with the Township Comprehensive Plan. Clustering of single-family dwellings is offered and encouraged as a site design mechanism to further the resource conservation objective. A portion of the R-2 Residential District adjoining the TND-1 Traditional Neighborhood Development District is provided with the option to utilize the terms of the TND-2 Overlay District regulations contained in Section 399-30B of this chapter.
