Tucked quietly behind a mature woodland and set back on 5.61 acres of mostly open, sunlit grounds, this is the kind of property buyers wait years — sometimes generations — to find. A rare combination of privacy, character, and convenience, The Hideaway at Peace Valley offers the feeling of a countryside estate while placing you just minutes from everything that makes Doylestown and Bucks County so special. Originally a charming Bungalow, the home has evolved over time into a thoughtfully expanded, one-of-a-kind retreat designed as a forever home. Every renovation was undertaken with intention, artistry, and an extraordinary sensitivity to light, color, and comfort. Natural sunlight pours into the home from every direction, creating warm, inviting spaces that feel connected to the surrounding landscape in every season. From the moment you step inside, the home reveals a series of welcoming, open living spaces made for gathering and everyday enjoyment. The kitchen, bathed in natural light, feels more like sitting outdoors than inside — a space where morning coffee stretches into conversation and meals become memories. It opens seamlessly to the dining and family rooms, where cedar ceilings and a distinctive stone fireplace create warmth and character rarely found in newer homes. A living room and adjoining sunroom provide dreamy spaces for reading, working, or creative pursuits, while two spacious main-level bedrooms, full and powder baths, laundry, and a generous walk-in pantry make single-floor living both practical and comfortable. Upstairs, the entire second level becomes a private primary suite sanctuary. Wake to sweeping views across your own peaceful landscape, with hardly another home in sight. A full bath, walk-in closet, and cozy dressing area complete a retreat that feels worlds away from everyday life. The finished lower level expands the home’s versatility, offering recreation space, a guest suite with bedroom and full bath, and ample storage — perfect for entertaining, extended family, or overnight visitors. Beyond the main residence, the property unfolds into a truly flexible estate setting. A separate cottage provides ideal space for a home office, yoga or art studio, greenhouse, or creative workshop, complete with kitchenette and storage. A substantial 30' x 35' metal barn with electric service, roll up garage doors and concrete floor supports hobbies, vehicles or entrepreneurial pursuits, complemented by an additional detached two-car garage. The grounds themselves are a living work of art. Thousands of spring bulbs — daffodils, crocus, tulips — emerge each year, giving way to flowering and fruit trees, figs, and summer gardens that attract birds, deer, and the peaceful rhythms of nature. A Sunesta awning shades the rear patio, creating the perfect setting for outdoor dining and evening gatherings. Location elevates the offering even further. Peace Valley Park and Lake Galena sit just across the road, offering boating, fishing, cycling, birdwatching and miles of scenic trails. Covered Bridge Park and Pine Run Reservoir are moments away, while Doylestown’s celebrated restaurants, boutiques, arts, and cultural venues are just minutes from your driveway. SEPTA rail service provides easy access to Philadelphia, and New York City, Center City, and Lancaster are all reachable within roughly 90 minutes — making this equally ideal as a primary residence or exceptional weekend retreat. This is more than a home. It is a private sanctuary, a creative canvas, and an opportunity to shape something truly special. Whether enjoyed exactly as it stands or reimagined into an even grander estate, the possibilities are limited only by imagination. Properties like this rarely come to market — and when they do, they don’t wait long. A once-in-a-generation opportunity in the heart of Bucks County. Make YOUR Move Today!

The Watershed District consists of valuable natural resources such as woodlands, agricultural soils, floodplains, wetlands, aquifer recharge areas and areas of steep slopes. The Watershed District also includes Lake Galena, a popular recreational area, and the source for public water supply to the Forest Park Water Treatment Plant located downstream of Lake Galena near the confluence of the North Branch Neshaminy Creek and Pine Run. For these reasons, uses are permitted in both type and intensity which provide the maximum opportunities for open space in order to protect the natural resources in the watershed, including Lake Galena. Single-family detached and watershed conservation subdivisions are permitted, provided that sewage disposal methods shall replenish the water table in accordance with the Township's Sewage Facilities Plan and sewage management ordinances. Additional design criteria will be required in order to less then impact of point and non-point discharges in the watershed. In addition, the design and layout of open space, stormwater management facilities and the buildable areas shall be designed to achieve Best Management Practices BMPs and be compatible with other uses in the Watershed District.; Within the Watershed District, a building may be erected, altered or used and a lot or premises may be used only when in conformance with the conditions of this Part and the specific use, area and design regulations of this District.
