This home is back on the market through no fault of the property or the sellers. The previous offer was contingent upon the buyers selling their home, and their transaction fell through due to an appraisal issue. The property has already passed key inspections, including a clean termite inspection, clean water test, and a clean septic inspection—all completed by local inspectors. Thank you for taking the time to look at 2540 Stoney Point Rd in East Berlin. This incredible farmhouse sits on a level 1-acre lot, and directly across the street is an additional 9.8 acres included in the sale. Of that acreage, approximately 2 acres are fenced horse pasture, two stalls and a tack room in the run-in shed (10' x 30') and there's a serene pond complete with a rowboat and dock that will stay with the property. You'll also find areas set up for chickens, goats, and all the amenities any homesteading family would love. The home features an oversized two-car garage with a half bath and laundry area. Inside, you’re welcomed by a spacious family room, followed by a kitchen, dining area, living room, office and full bath on the main floor. Upstairs includes three bedrooms, another full bath, and an extra bonus room—perfect for a playroom, office, or craft space. The home showcases tongue-and-groove wood flooring, 9-foot ceilings, radiant baseboard heat, a 200-amp electric service, water softener, and a sump pump. Enjoy relaxing evenings on the beautiful wrap-around porch. This property is enrolled in Clean & Green, offering tax savings, and is located in the Bermudian Springs School District. If you’ve been searching for the perfect property to raise your goats, chickens, horses—and even catch fish in your own pond—this may be the one.
