1515 Orrs Bridge Rd, Enola, PA 17025

Welcome home to this one-of-a-kind farmette located in the heart of Hampden Township where location meets privacy in the perfect blend. This unique property offers over ten acres of land in CV schools with a spacious home, attached garage, and inground pool, a multi-family unit, and two large detached garages (one which is part garage being used as a feed barn and part stable connected to the corral). This land can be put into Clean and Green for reduced taxes if the homebuyer so desires and does not want to build, but the buyer and/or buyers agent is responsible for contacting the township for permitted uses, zoning, clean and green, etc. For more information on the main home and grounds, please see 1517 Orrs Bridge Road (MLS # PACB2002276). As you arrive to the property, you will see the original farmhouse which has been converted to a multi-family unit with three individual apartments. The first floor apartment is a 2 bedroom, 1 bath apartment with access to the basement. On the second floor are two separate apartments each with one bedroom and one bathroom. Every one of these apartments has its own electric panel, natural gas furnace, and electric hot water heater with the tenants paying all of the utilites except for sewage, trash, and water. Tenants in all three units are on a month to month lease with a 30 day notice period for them to vacate the units. Since these are long term tenants who have always paid on time and are current on their rent, the leases are well below market value and do not reflect what the true return on investment and cap rate could be. Rental rates are as follows: APARTMENT 1: $740.00/ mo. APARTMENT 2A: $551.25/ mo. APARTMENT 2B: $545.90/mo. The opportunities for this fantastic property are endless! Whether you are looking to have a homestead with animals or grow crops, are just looking for plenty of privacy, want to build a custom home on your own acreage, or are looking to accommodate multi-generational living, the sky is the limit! Don't delay, make this home your own today!
