"REDUCED" It’s rare to find a home that is serene, with lush trees and natural surroundings, ideal for a peaceful escape while simultaneously being so conveniently located. This custom-built Chester County family home is being sold for the first time, with many recent updates. The sellers have countless memories of their three girls enjoying the 2 acres of trees and grass as their own year-round outdoor playground: Summer meant playing alongside the stream at the foot of the yard, racing homemade boats with sails made of leaves. Winter brought endless hours of fun with neighborhood friends, sledding down their own snowy hillside. The peaceful views from the secluded deck or screened-in porch of tall trees is magical during spring and fall. The surrounding area, perfect for long walks, feels like the English countryside, with swans and geese on ponds, rippling streams, mossy stone walls, stables, and more. While it seems a world away, 940 Font Road is just minutes from the wonderful shops and restaurants at historic Ludwig’s Corner, and sits close to major routes (PA Turnpike, Rt. 100, Rt. 401), all the conveniences of nearby villages and towns (Eagle, Eagleview, Lionville, Exton, Glenmoore, and others) and if your expansive property isn't enough of an escape, you’re just a few minutes from Marsh Creek State Park. The 2-story entrance way, with large coat closets, passes a formal dining room and a large, bright formal living room (both with views to the front garden). Continue to the spacious and recently-remodeled kitchen which includes a large breakfast room/informal dining area. With an open flow, bright natural light, views to the green back yard, and sliding-glass doors to the wide, elevated deck, this is the center of the home, both for family and entertaining. Also included is a built in homework desk and a wine fridge. To one side of the kitchen is a conveniently-located bathroom, mudroom with storage, and door to the 2-car garage. To the opposite side sits a large but very cozy family room with vaulted ceilings to the 2nd floor, built in entertainment center, bookshelves, and a stone-fronted fireplace. Sliding doors open to a screened-in porch for outdoor dining or for breezy afternoon naps, surrounded by the lush backyard. A guest bedroom, also on this floor, could be used as a private home office, exercise/yoga/meditation room, game room, etc. Hardwood stairs bring you up to the second floor with 4 bedrooms. The large primary bedroom has a walk-in closet, and a newly-remodeled, en-suite bathroom with walk-in glass shower, and copious storage. Three additional bedrooms sit on the other end of the hardwood hallway, as well as a 2nd-floor laundry room with large recently purchased washer and dryer, and a newly remodeled full bathroom with bathtub and shower. The basement level offers a large finished area with a built-in wet bar. This space could be used as a kids playroom, a large office, a home theater, or. .. all of the above. The other side of the basement includes the utility room and plenty of out-of-sight storage, as well as a wide door to the exterior via a covered brick patio, making it much easier (and cleaner) to store bikes, kayaks, skis, gardening tools, etc. Whether a couple who often entertains and hosts guests, or a large family, this unique home has your needs fully covered.

AP
Agricultural Preservation District
The use of land in, and the economy of East Nantmeal Township are primarily oriented toward agricultural activity and it is, therefore, the intent of the Township to preserve farming as an important economic feature and to maintain, within constitutional limits, viable farmland as an irreplaceable asset.; Because conflicts can occur when residential uses are permitted in predominantly agricultural areas, it is further the intent of the Township to remove development pressures in such agricultural areas and to minimize residential intrusion in the Agricultural Preservation District. It is further the intent to permit within the AP District certain compatible farm service uses and to permit dwellings accessory to farm operations.; It is also the intent to permit the subdivision of land according to predetermined formulae so that viable farmland will not be reduced in area below minimum size requirements for effective farming operations. In order to achieve these purposes the lands in the AP District have been classified as Class I AP lands and Class II AP lands. The Class I AP lands consist of those tracts that, as of September 6, 1994, were 10 or more gross acres in area, whereas the Class II AP lands consist of those tracts that, as of September 6, 1994 were less than 10 (gross acres in area. Tracts of land that are bisected by a street shall be, for the purposes of this Article, considered as a single tract of land. Within Class I AP lands an owner may be permitted to modify the area and bulk requirements for single-family detached dwellings by use of the Clustering Option, In addition, in order to avoid undue hardship on owners of Class I AP lands, there shall be the option for the conveyance of transferable development rights from the Class I AP lands for use within the AR, Agricultural Residential District.; There are also other permitted uses that are most compatible with agricultural uses but since they may cause potential conflicts with adjacent uses they shall be permitted by conditional use or special exception and shall be subject to the performance and design standards set forth in Article XIII.
