You won't want to miss this wonderful four bedroom raised ranch with over 3300 square foot of living space that sits on the outskirts of Green Lane. This home has the possibility of using the basement level as in-law quarters. If the house isn't enough, there is a two story wood shop located at the back of the property with plenty of space to park numerous vehicles and pieces of equipment. Enter through the side entrance onto the main floor. The mud room sits off of the kitchen and living room areas. Enter into the living room and immediately notice the beaming hardwood floors, which are located throughout the whole main floor. The four large bedrooms and full bathroom are located along the hallway that sits off of the living room. The master bedroom sits at the end of the hallway and provides a huge space for any sized bed and has a large walk in closet. The three other bedrooms are all very large and bright, with all having ceiling fans. While the main floor has plenty to offer, the fully finished basement of the house is where you will want to spend a lot of your time. This floor has an ideal layout and could work great as in-law quarters as well. Complete with a kitchenette, full bathroom, office, and massive family room. The huge family room has a large wood stove that is centrally located and can heat the whole home. Recessed lights with dimmers are located throughout, keeping the area nice and bright at all times. The walkout exterior door provides access to the back yard and driveway area. The driveway has space to park many vehicles, and the partially fenced in rear yard offers a nice area for your outside activities. Sitting at the rear of the property, you will find a huge workshop that is heated and has a second floor that provides a large space for storage or possibly finishing. This home has been updated with the highest of craftsmanship. Please note that public records square footage and number of bedrooms is not correct, and does not reflect an addition that was added. This is a wonderful house located close to the Green Lane Park and major routes 29, 63, and the Northeast Extension. Set up your showing today before it's too late!

Village Commercial District
In expansion of the declaration of legislative intent found in Article I, 275-2 of this chapter, and the statement of community development objectives found in Article I, 275-3 of this chapter, it is the intent of this article to: Encourage an uncongested environment for the harmonious intermingling of residential, office, and limited commercial uses that are compatible with the character of Sumneytown.; Accommodate nonresidential uses in the center of Sumneytown which do not generate large volumes of traffic, which minimize adverse impacts on abutting residential uses, and which maintain the visual character and scale of existing development. The edges of the Village may be appropriate for larger, more vehicle-friendly uses that still minimize adverse impacts and maintain the visual character and scale of existing development.; Maintain, to the greatest extent possible, the historical visual character established along Route 63 by the locations, sizes, structures, styles, and spatial relationships of existing residential buildings, businesses, and other properties relative to each other.; Discourage strip-type, highway-oriented commercial uses which create traffic congestion.; Consolidate driveways and establish common parking areas at the rear of parcels that front Route 63, and provide a network of sidewalks or pedestrian pathways throughout the village to give priority to pedestrian movement and encourage walking among buildings, open spaces, and streets.; Provide standards that are necessary to encourage orderly, well-planned development and to ensure compatibility with existing development.; Protect and retain the character of the village by encouraging retention and reuse of existing buildings.; Provide standards for village expansion on larger tracts of land that would integrate more intense uses or development with existing village character.
