Come tour this amazing colonial located just outside the village of Skippack and completely updated from top to bottom. Yes, it was originally built in 1970, but once you enter the covered front porch, you would never know. Enter into a welcoming living room, with hardwood floors and a pellet stove for added warmth on those winter days. From this room, enter the formal dining room, also with hardwood floors, great for when you can have more than 10 people in your house again ( thanks corona), off this is the center/hub of this house. .. an incredibly open, updated, spacious and functional kitchen, breakfast area, sunroom and family room. .. that all flow so naturally together. The kitchen alone offers, island counter space, a hidden walk-in pantry, tons of custom cabinet storage, recessed lighting, heated tile flooring and an eating area that can host quite a crew. The sunroom was added in 2012 and draws you right in- with tons of natural light, great views of the backyard and glass door access to the paver patio and a TEMPORARY ( gets put away off season) above-ground pool ( also included "as is" in the sale). The family room is open to the breakfast area and kitchen, offers a brick wood-burning fireplace with insert and a custom ceiling vent/fan that carries warmed air to the master bedroom- The family room also has custom built-ins for great added storage. Off the room is a bonus room, currently used as an exercise/play/gaming room- but it basically takes the place of a basement but has the added benefit of natural light, no need for worrying about flooding from large storms like "Iaisis" and offers very easy access to both the yard and the over-sized 3 car garage ( that is not a typo-it has a 3 car garage)- Also on the main level is a private home office, with built-in desk and shelving, an updated powder room, a large laundry room with folding area and even more cabinetry, a built-in bench with hooks off the garage- seriously- the main level of this home really packs a punch! Head upstairs and find 4 bedrooms all with hardwood floors, newer ceiling fans, great closets and custom paint colors. Both full bathrooms on this floor were also updated in December of 2019. The home sits on a level lot of mostly lawn, it is a corner lot with easy access to an established neighborhood, great for walking pets, taking a run/walk or for sending family members safely off to play/visit with their friends. Also in close proximity to the property are custom trails that go directly in the village of Skippack. .. great for easy access to dining, shopping and the many events held annually in the town. The owners also added a large storage shed with custom shelving in 2019 which they are including, along with a much older play-set in "as is" condition. As an added bonus, Seller is offering a full credit for a BRAND NEW ROOF and the professional removal of the solar panels, with an option for the buyer to reinstall at their expense if so desired. More details on this complete offer and the benefits of the solar energy are included in the supporting documents loaded in Bright-and can be shared upon request as well. Set up your appointment for the upcoming weekend- it is truly a a special home!

R1
Residential District
In expansion of the general intent and community development objectives found in Article I of this chapter, the primary purpose of the R1 Residential District is to preserve open land, sensitive natural areas and rural community character that would be lost under conventional development. Specific objectives are as follows: To provide for a variety of lotting opportunities consistent with the primary purpose of this district; To preserve open land, including those areas containing unique and sensitive natural features such as woodlands, steep slopes, streams, floodplains and wetlands, by setting them aside from development; To preserve scenic views and elements of the Township's rural character, and to minimize perceived density by minimizing view of new development from existing roads; To provide greater design, flexibility and efficiency in the placement of services and infrastructure, including the opportunity to reduce length of roads, utility runs and the amount of paving required for residential development; To create neighborhoods with direct visual access to preserved open land, with amenities in the form of neighborhood open space, and with a strong neighborhood identity; To implement the goals of the Township's Land Use Plan, Open Space Preservation Plan and Comprehensive Plan; To reduce erosion and sedimentation by the retention of existing vegetation and the minimization of development on steep slopes; To create new woodlands in natural secession and reforestation where appropriate, and to encourage the preservation and improvement of habitat for various forms of wildlife; To provide for the preservation and maintenance of open land within the Township to achieve the above-mentioned goals and for active or passive recreational use by the residents
