Come visit this private countryside retreat located in the heart of horse country in Chester County and in the award-winning Unionville-Chadds Ford School District. If you enjoy being surrounded by nature, but don’t want a lot of maintenance, this is the perfect property for you. This parcel is one acre, yet gives you the feeling of living on your own private wildlife preserve. This is a rare opportunity to live near community life but be surrounded by hundreds of acres of preserved open space with unsurpassed views and direct access to township-maintained walking and riding trails. Take a short stroll on a beautiful trail to watch a polo match or relax on your spacious back deck and enjoy private views of the neighboring pond and stunning sunsets. The abutting township land also features a large pond, full of bass, catfish, and sunnies. For avid birders there are geese, ducks, bald eagles, herons, hawks and a variety of songbirds that visit the back yard. This historic three bedroom, two and a half bath home was completely renovated in 2013 but retains the character of a 100+ year old farmhouse. Original beams were exposed in the kitchen and many original solid wood doors remain. The original baseboard trim was kept with additional boards milled to match. The home is very energy efficient; with geothermal, solar, spray foam insulation, energy star appliances, and large efficient windows that let in plenty of sunlight. Brand new no -maintenance siding and window trim were just installed. The home has hardwood floors throughout. The attic and basement offer ample room for storage. If you enjoy cooking and baking, the kitchen includes a five-burner gas stove and oven, with two additional propane connections that could be used for other gas appliances. Take in the views of the pond and greenhouse when you sit down for meals or enjoy your morning coffee. You can also relax in a rocking chair on the charming front porch and watch the horses graze in the neighboring pasture. There is a detached garage and workshop on the property. This offers plenty of room to store your tools and equipment and work on projects. It has lights and electrical throughout, as well as a connection on the outside to charge an RV. This property has everything you need for your own small backyard farm. For the avid gardener, there is a stunning vintage greenhouse that has been lovingly restored. It offers the perfect space for some plant therapy and offers a warm sunny escape in the cooler months to relax in the sunshine. Start your seeds here and then make use of the abundant yard space and fertile soil to grow fresh herbs and vegetables. There are mature grape vines and various fruit trees on the property, including a persimmon tree that fruits in the fall, when there is also an abundant harvest of chestnuts. There is a small paddock with no-climb fencing and a large run-in shed; perfect for small farm animals or to store equipment. Horses were kept here in the past. This property is near numerous equestrian facilities. The Cheshire Fox Hunt occasionally rides by as well. Many specimen trees have been planted on the property, offering a burst of color in the spring and fall. The small stream on the property is lined by picturesque weeping willow trees and cattails. The property is just a short drive to Kennett Square, Longwood Gardens, and numerous parks with miles of trails for hiking. Wilmington and the Philadelphia International Airport are both less than 35 minutes away.

In addition to the general goals listed in the Purposes and Community Development Objectives section 103 of this Ordinance, the purposes of this Section are: To encourage and promote continued agricultural, open space, and conservation uses in the AP zoning district, while also permitting low density residential development as would be compatible with the existing rural character of the area and agricultural uses.; To recognize agriculture as a productive land use and as an ongoing and viable component of the economy of the township and Chester County and to provide suitable areas for such uses. To preserve prime agricultural soils that are currently in agricultural uses and to preserve natural resources, including Woodlands, Wetlands, and Floodplains, that are least appropriate for development.; To prevent adverse effects resulting from the encroachment and mixing of residential and other incompatible development with agricultural uses.; Accordingly, the district incorporates a density standard which, among other things: Provides for agricultural and low-density Dwelling uses; and; Facilitates the conservation of agricultural areas, Woodlands, Wetlands and Floodplains, surface and underground water supplies, and wildlife habitats, and the control of soil erosion due to surface water flooding.; In the AP Agricultural Preservation District, all provisions of this Article shall apply.
