AUCTION: Back a quiet, country lane, awaits a four bedroom home with bank barn, 4 car garage and other outbuildings. The home overlooks the property's two spring fed ponds and a small creek flowing through the wooded meadow. Just 5 minutes from Downtown Lititz and on 15 acres, this secluded property is perfectly situated for privacy while also being close to the action and energy of Lititz. Two of the bedrooms are located on the second floor while the other two are located on the third floor. After calling this home for 41 years the owners have decided to downsize and make this Lititz Farmette available for you to purchase at auction. This property has a starting bid and reserve of $500,000. There is a 10% buyer's premium on the hammer price. The hammer price plus the 10% buyer's premium becomes the purchase price. This means if the auctioneer says "Sold for $500,000". The purchase price becomes $550,000. The auction will take place live at the home on the farm on Saturday, April 2nd at 11am with online bidding available from April 1st through the live auction on the 2nd. Since the owners currently live at the home, we ask that you not enter the property without an appointment. Scheduled open houses are on Saturday, February 12th from 11am to 2pm, Wednesday, February 16th from 3pm to 6pm and Saturday, March 5th from 11am to 2pm. Other appointments can be scheduled any day starting on Friday, March 18th.
As the MLS and public records start to fill up, we'll list the details here.

A
Agricultural
The primary purpose of this zone is to promote the continuation and preservation of agricultural activities in those areas most suitable for such activities. Areas contained within the zone have been specifically identified as possessing valuable and nonrenewable natural and cultural resources. This zone also intends to protect and stabilize the Township's viable agricultural economy by eliminating uses that are incompatible with farming, but permitting limited agricultural support businesses. Consequently, residential uses are limited and any future inhabitants in this zone must be willing to accept the impacts associated with normal farming practices and related businesses. This zone limits the total number of subdivisions and the maximum lot sizes of nonagricultural uses so as to avoid the creation of farmettes which reduce the productivity of the Township's agricultural economy. This zone is also intended to be a sending area for the transfer of development rights. Finally, the provisions of this zone have been specifically formulated to further the objectives of the Municipalities Planning Code which provides that local zoning ordinances shall be designed to preserve prime agriculture and farmland considering topography, soil type and classification and present use.
