Come to the "Coolest Small Town in America" and visit this beautiful townhouse on Pheasant Lane. Filled with heaps of charm, homey touches, and sublime curb appeal. As you walk up the brick pathway to the front door, you wonder: Is it a townhouse? Or is it a cottage? Is that a farmer plowing his field over there? Do I smell coffee in the air? Can it really be this idyllic? Yes to all of it. (And the coffee is probably from Cake and Cup, just around the corner. ) Step through the front door and you find beautiful hardwood floors, light-filled windows, and an open living room. Host super bowl parties or decorate the Christmas tree, this space begs for memories to be made. With easy access into the dining room and kitchen, this first floor makes entertaining simple. The wooden cabinets, stainless steel appliances, and warm flooring make the kitchen the gathering place. Sip a cuppa java while watching the sunrise, or lift a glass of Chardonnay to loved ones feasting on Thanksgiving turkey. The French doors in the dining room also offer access the back deck, patio, and above-ground pool - still more space for entertaining, grilling out, and eating al fresco. Watch the Lititz fireworks or the kids splash in the pool on a summer day. Just off the kitchen is a guest bedroom and full bathroom, nicely situated to give guests privacy or a quiet space for a home office. Up the stairs is the master suite, with an ensuite bathroom. Gorgeous built-in cabinetry offers plenty of storage, and a cozy window seat beside the fireplace is exactly where you want to be on a cool fall day - a place to read or chat or catch up on the latest Netflix series. The bathroom offers a walk-in shower and more built-in cabinetry. Across the hall is the final bedroom, also offering the same beautiful woodwork and built-in storage. The craftsmanship and attention to detail in this home will leave you breathless. With new central air and heat, off-street parking, modern upgrades, and central location, this is definitely a Lititz property worth seeing.

R-2
Residential Zone
This zone seeks to accommodate the higher density needs of the Township as well as the need and desire for moderate density housing for age-restricted development. A wide range of housing types are encouraged with densities exceeding those permitted elsewhere in the Township. Portions of this zone are located near existing multifamily developments and major transportation routes. Certain civic and residential related uses have also been allowed to enhance convenient access to this higher concentration of residents. This zone coincides with expected sewer utility service areas; however, the actual availability of these services is likely to occur at different times and in different areas. As a result, permitted densities and housing types have been adjusted according to the availability of these public utilities. All detached units that are proposed without the use of both public utilities will be required to be situated to one side of a wider lot so that future in-fill development potentials can be protected until public utilities become available. Cluster developments have been permitted by conditional use, with density bonuses, to encourage this preferred development pattern. The Village Overlay Zone (See see section 340-23.) applies a comprehensive set of optional design standards that can be applied to lands within the R-2 Zone. Finally, this zone provides for age-restricted development by conditional use, provided that such development meets certain criteria.
