This comfy country ranch on the south mountain offers a beautiful natural setting and a well maintained property bordering woodlands. It features a master suite and two junior bedrooms with a large full bath in the hall. The kitchen has been updated with granite counters, a space-saver microwave and a newer range. The laundry room was added between the garage and kitchen, with it's own door to the deck. The yard is fenced and includes a very nice garden area. Sellers have replaced the well pump and hot water holding tank, circuit breaker electrical panel, vinyl siding, rain gutters and garage door since their purchase in 2009. The sealed the driveway, installed a wood stove and added a generator interface. It's a pleasant place to live.

Nice country rancher on the ridge near the quaint village of Huff's Church. The home is in very good condition and has a lovely private backyard that borders woodlands. There's a modern kitchen, a roomy master suite and a 1st floor laundry. The basement and garage offer plenty of storage plus a new economical hot water vessel and an upgraded circuit breaker panel. The hall bath is comfortably large and has a sky light to brighten the everyday routine. Sitting out back is a real pleasure because there is covered patio off the master and a large deck off the kitchen. A garden, a fenced yard for your pets and low taxes for your pocketbook. . that's all good. The Sellers installed a generator sub panel after Snowtober, so you will never be without power. All you need is a generator.

From the moment you enter this property, you will be impressed with the beautiful landscaping and the meticulously maintained ranch home. You will notice that this picturesque 0.44 acre lot with mature trees and bordering woodland appears much bigger. The house is tastefully decorated with relaxing colors but you may most enjoy your new spacious get-a-way master suite bedroom with a large sitting area and private. Exiting through the French doors, you walk into a private 21' X 7' porch from which you may wish to read your morning paper, sit and meditate, or watch the wildlife that frequents the back yard. When company comes, enjoy getting together on your 25' X 12' foot deck with built-in seating. Notice the electrical meter has a surge suppressor to protect your investment

VP
Village Preservation District
The VP - Village Preservation District is established in order to recognize historical land use and building patterns in several existing rural village areas of Hereford Township and to accommodate development which will support the preservation and enhancement of the character of those villages, as relatively dense multi-use areas clearly distinct from the s-mounding countryside. The regulations set forth herein are fbrther intended to achieve the following purposes: To further the objectives set forth in the Hereford Township and Washington Township Joint Municipal Comprehensive Plan and the purpose statements and community development objectives set forth in Article I of this Ordinance.; To accommodate the continuation of the uses currently found in the village areas; To accommodate a mix of residential, commercial, and office uses suitable for the smaller lots and structures characteristic of the villages; To encourage new development that will be compatible in scale and arrangement to the current village pattern without creating hazards to the public health or safety; To discourage development that is disruptive to the village pattern or which blurs the distinction between the village and surrounding open area; and To provide opportunities for high-density, moderately priced housing in a settling compatible with the rural nature of the Township.
