This beautiful bi-level home, built in 1977, offers calm country living just a stone’s throw from Manheim, Lititz, and Lancaster. Nestled amidst rolling Lancaster County farmland, this charming home sits on a lush 0.6-acre lot, providing both privacy and sprawling outdoor space. Built, lived in, and loved by the same owners for the past 49 years, the property has been carefully maintained and features a timeless design that combines classic appeal with modern amenities. Upstairs the living room is filled with natural light, highlighted by the large bay window. The soft carpet and an open layout with the dining room and kitchen create a space that is made for gathering. The fully equipped kitchen is a chef's dream, featuring hardwood cabinetry, large countertops, newer appliances, and additional space for an island or table for meal prep or casual gatherings. The kitchen and dining room flow together for easy entertaining, with the added bonus of a newer sliding door that opens to the back, screened-in porch. This private porch offers panoramic views of the surrounding farmland. Here you can eat dinner on a quiet, summer evening while watching the sun go down over the fields. Back the hall from the main living area you’ll find hardwood floors that lead you to the primary bedroom. Bright and airy with floods of natural light and plenty of space and storage, this room is a retreat from the hustle of the outside world. A full bathroom is next door providing a large vanity with double sink and separate shower and toilet area for added privacy and convenience. Two additional bedrooms are warm and welcoming, with plush carpet, sunlight, and storage. There is space and comfort for everyone. Downstairs is a fourth bedroom and second full bathroom with step-in shower. Ideal for guest quarters or a private home office, this space is both versatile and comfortable. Also downstairs is a large den with a fireplace along the far wall and loads of possibility for creating a playroom, TV room, or man-cave of your dreams. A sliding door opens to a lower patio where you can grill out or step out with your morning coffee to watch the sunrise. Finally, a fully-equipped laundry room gives you access to the garage for all-weather parking or space for storage or a workshop. Outdoors you will see mature landscaping, a large storage shed, and an additional stone parking space for an RV or boat or your latest project car. Upgrades to this home include an updated electrical panel, newer windows on the front and side of the home, new HVAC (2017), and a new roof (2025). This beloved home has been cared for by the same hands that built it nearly 50 years ago, and is now looking for new memories to be made here. Come and make 325 N. Colebrook Road home.

A
Agricultural Zone
The primary purpose of the A Zone is to promote the continuation and preservation of agricultural activities in those areas most suitable for such activities. Areas contained within the A Zone have been specifically identified as possessing valuable and nonrenewable natural and cultural resources. The A Zone also intends to protect and stabilize the Township's viable agricultural economy by limiting the nonagricultural development of agricultural properties and eliminating uses that are incompatible with agricultural operations, but permitting limited agricultural support businesses. Consequently, nonagricultural-uses are limited and any future occupants in the A Zone must be willing to accept the impacts associated with normal agricultural operations and practices, and related businesses. Finally, the provisions of the A Zone have been specifically formulated to further the objectives of the MPC which provides that local zoning ordinances shall be designed to preserve prime agriculture and farm land considering topography, soil type and classification, and present use.
