Welcome to your own private retreat in the Governor Mifflin School District. Nestled on 5.5 secluded acres and surrounded by woods, this charming brick ranch offers 3 bedrooms, 2 full baths, and a truly picturesque setting. As you travel down the driveway and cross the creek, the property immediately reveals its unique character and natural beauty. Beyond the creek, the lot opens to an expansive yard, with the home set to the right and an oversized two-story barn garage to the left. Inside, the welcoming foyer offers a clear view through to the backyard and opens to a spacious front living room, formal dining room, and beautiful hardwood flooring that flows throughout these main living areas. To the right of the foyer, you will find three bedrooms and one full bath. Beyond the dining room is a generously sized kitchen, followed by a second full bath, laundry room, and an oversized bonus room featuring hardwood floors and a stunning stone fireplace, currently fueled by propane but easily convertible back to wood burning. Just off the bonus room is a private office, with exterior entrance, offering flexibility for work or hobbies. Outside, the property is designed for both relaxation and entertaining, with multiple gathering spaces and a peaceful patio area accented by large natural boulders. The acreage also offers plenty of room for recreation and exploration. Additional highlights include a Generac generator for peace of mind and a new roof installed in 2022. Carefully maintained and prepared for its next owners, this exceptional property is a rare opportunity that must be seen in person to be fully appreciated. * Open house on Sat, 5/30. RR
Rural Residential District
The purpose of this district to foster the continued existence of watersheds, woodlands, and agriculture and to protect critical natural areas such as steep slopes, watercourses, water supplies, and ecosystems. Low-density single- family development is permitted, though conservation by design will allow concentrations of development when significant portions of the tract are permanently reserved for open space. The following are specific purposes for this district: To conserve open land, including those areas containing unique and sensitive natural features such as woodlands, steep slopes, streams, floodplains and wetlands, by setting them aside from development.; To provide greater design flexibility and efficiency in the siting of services and infrastructure, including the opportunity to reduce length of roads, utility runs, and the amount of paving required for residential development.; To reduce erosion and sedimentation by the retention of existing vegetation and the minimization of development on steep slopes.; To provide for a variety of lotting opportunities.; To implement adopted Township policies to conserve a variety of irreplaceable and environmentally sensitive resource lands as set forth in the Comprehensive Plan.; To protect areas of the Township with productive agricultural soils for continued or future agricultural use by conserving blocks of land large enough to allow for efficient farm operations.; To create neighborhoods with direct visual access to open land, with amenities in the form of neighborhood open space.; To provide for the conservation and maintenance of open land within the Township to achieve the above-mentioned goals and for active or passive recreational use by residents.
