Nestled on a 2.2 acre lot you will find serenity and charm in this stunning Cape Cod that has been meticulously maintained since the owners built it 35 years ago. The estate sits back from the road and is enveloped by beautiful landscaped gardens. As you walk the path to the entry way you are welcomed by a brand-new Blue Stone Patio(2023) that sets the stage for the elegance that awaits inside. Upon entering the home you are greeted by decorative crown molding, modern LED recessed lights and rich Brazilian Cherry hardwood floors throughout most of the first floor. To your right is a traditional dining room adorned with chair railings and crown molding. To your left is a tranquil sitting room where you can enjoy a good read or engage in conversation with friends and loved ones. This room extends into the living room offering a custom-built TV cabinet with shelves and deep storage cabinets. Natural light fills the room through the sliding door that leads out to the new expansive 12x32 Trex Deck (2021), perfect for relaxing or entertaining, overlooking a vast backyard surrounded by trees providing natural privacy. Back inside, the family room boasts a soaring cathedral ceiling with exposed wooden beams, a cozy wood stove perfect for chilly winter days and a convenient enclosed wall nook for storing firewood. The family room opens to the bright renovated kitchen(2013) that is equipped with stainless steel appliances and range hood, farmhouse sink, wine racks, coffee station, tall white cabinets with deep storage drawers and Luxury Vinyl Tile floors. With two ovens at your disposal, holiday cooking will be a breeze. Adjacent to the kitchen is a full bathroom complete with walk-in shower. Here is an idea -- the current owners once considered transforming one of the living rooms into a first-floor bedroom for convenience. Upstairs are 3 bedrooms and a remodeled bathroom with double vanity Cambria Quartz countertops, deep closet and Bluetooth speaker exhaust fan with light. The primary bedroom is with a mini-split(2019) and walk-in closet area completed with custom cabinets. The next 2 bedrooms offer custom floor to ceiling built-in cabinets and drawers with new mini-splits(2023). Venture to the lower level to find a large workshop area for your hobbies which includes it's own 60 amp breaker box. There is a laundry area and ample storage. In 2022, a 4th bedroom was added to the lower level. It has color-changing LED recessed lights and is soundproof, currently being used as a music studio. Along the back of the home you will find even more storage areas to accommodate items such as a riding mower, etc. Notable improvements include a New Roof(2016), All New Windows(2012), New Garage Doors(2023), New first floor Central Air(2023), New Well Tank(2020) and Septic updates(2022). For your peace-of-mind, the sellers are generously including a one-year, First American Home Warranty! This gem is move-in ready just in time for the upcoming Fall Holidays. Don't miss the opportunity to make this extraordinary home your own!

RC
Resource Conservation District
In accordance with the planning goals of the Honey Brook Township and Borough Multi-Municipal Comprehensive Plan and the purpose statements and community development objectives set forth in Article I of this Chapter, the RC-Resource Conservation District is established to help protect the Township's areas characterized by the presence of sensitive natural features; support agriculture and forestry; and allow for rural-residential living opportunities. This district includes much of the Township's woodlands and steeply sloped lands, as well as lands permanently protected by conservation easement. The regulations set forth herein are intended to achieve the following specific purposes: To minimize incompatible land uses and manage their potential impacts on the district's steeply sloped and forested lands, and high groundwater recharge areas of the Brandywine watershed.; To provide areas for low-density, rural residential living opportunities without the need for supporting public water or sewer services.; To ensure new development is designed to be optimally consistent with the sloped and wooded features of the Welsh Mountain and Barren Hills sectors of the Township.; To support Honey Brook Township's land preservation policies contained within its adopted Land Preservation Plan.; To enable potential residential development to be transferred to other, more appropriate locations within the Township and Honey Brook Borough through the use of this Chapter's transferable development rights provisions.
