Situated on 1.31 acres, this brick-front rancher boasts a large peaceful backyard adjoining farmland. A charming foyer with flagstone flooring invites you to the living room with faux fireplace surrounded by built-in bookcases. The skylights and bay window drench the family room with natural light. Enjoy beautiful Bedminster sunsets on the 23'X7' front porch or relax on the 20'X15' back patio watching the nature-filled tree-lined spacious backyard. Warm hardwood flooring graces the dining room, hallway and all three bedroom floors, and both bathrooms have been attractively updated with new fixtures and tile floors. The eat-in kitchen with a remarkable pantry conveniently opens to the laundry/mud room with a useful utility tub and a large coat closet. This mudroom leads to both the two-car garage and the back patio, making a practical space for drying off your pets' feet or removing boots on a rainy day. The remarkable 850 sqft finished basement could be practically divided to provide ample space for not only an out-of-the way home office but also a game/craft room or overnight guest retreat as well. Special features include replacement windows and 6-panel doors found throughout most of the home and pull-down stairs leading to floored attic storage. Quick settlement is possible, and the new homeowners would feel comfort in knowing this property is protected by a one-year First American Home Warranty.

Agriculture Preservation District
The purpose of the Agriculture Preservation District is to recognize and protect the area designated as a significant agricultural area by Bucks County in its Natural Resources Plan and the areas of the Township where farming predominates. Within the District, areas with Class I through Class III agricultural soils, as defined by the U.S. Department of Agricultural Soils Survey, shall be protected in accordance with the protection standards herein established. This District recognizes that farmland is being used to produce a product and has a positive purpose in utilizing the prime agricultural soils for the benefit of the entire community. The intent of the District is also to protect the area from interference by incompatible uses. Agricultural uses within this District may have associated with them activities incompatible with residential uses. These agricultural activities may have associated with them noise, odors, and other disturbances which are part of normal farming operations but can negatively impact nearby residences. Residents of the AP District are advised that noise, odors, dust, fumes, or other disturbances associated with agricultural practices shall not be regulated by township nuisance laws.
