Tucked away at the end of a no outlet road, perched on top of a ridge among mature trees overlooking the Perkiomen Creek, is a custom one of a kind A frame. What started life as a small hunting cabin built in 1930, was transformed in 2004 into the beautiful home you see today. As you pull up the hill on the recently paved driveway, the privacy and uniqueness of this property becomes apparent. Cresting the hill, the cedar sided A-frame with oversized 2-car detached garage and large circular parking area come into view. Upon closer inspection, you catch a glimpse of the spectacular view of rolling topography in the distance. The eye is naturally drawn to the wrap around deck for a better vantage point of the panoramic vista. As you approach, daydreaming of evenings under the stars in the hot tub positioned at cliff’s edge, just off the deck, the uniqueness of this setting begins to sink in. Look up into the tree to the left of the deck just above eye level and you might catch a glimpse of a red tailed hawk nest. Look to your right and Spring Mountain ski area is staring back at you. Directly ahead is the sight of the Philadelphia Folk Fest. Look down for views of the Perkiomen creek and trail system. Picture hiking down the hill and all the activities that the creek life offers including fishing, swimming and snacks creekside with your favorite people. Head into the front door, look to the right and you are greeted by soaring ceilings, reclaimed barn wood mill work, a mud room area with side entry, a cozy office and a den/study just beyond the office. To the left is a large, open kitchen with an abundance of natural wood shaker cabinets, white appliances and ceiling fan. The kitchen flows into an open dining area with ornamental light fixture. Opposite the dining room is a large full bathroom with tub/shower combo, exposed wood beams and wood shiplap ceiling. Just beyond the dining room is a bar area with wine rack, recessed lighting and stool seating. Head back to the oversized living room/family room combination featuring exposed wood beams, custom ceiling mural, ceiling fan, brick & wood clad fireplace with electric Amish stove. The natural light pours in and views are one of kind through the slider and twin french doors leading to the deck. The massive wrap around deck has tons of space for relaxing and outdoor dining & entertaining featuring twin porch swings and breathtaking views. The first floor is capped off with a large storage closet and side entry door leading to the hot tub. Head upstairs to the crown jewel of the interior: the master bedroom. With soaring cathedral ceilings, exposed beams, reclaimed barn wood closet doors and a slider to a private balcony, it doesn’t get any better. Then there is the reclaimed barn ladder held off the floor by reclaimed block & tackle. Climb on up and there is a massive, finished loft with reclaimed wood knee wall, recessed lighting and window overlooking the yard and driveway. Can you imagine waking up, making your coffee and sitting on the balcony, just taking in the multi-mile views to start your day? The upper level is capped off with upstairs laundry, a hall bath with tub/shower combo and two additional bedrooms which started as a single, oversized bedroom which has been partitioned into two. With full length eaves storage and multiple closet doors to access, there is tons of space available for your storage needs. Back to ground level: the side yard is fully fenced for little ones or furry friends and there is crawl space access for additional storage. The oversized detached 2-car garage features cedar siding, side bay window, automatic garage door opener, pull down attic stairs and fully finished insulation and drywall throughout. The lot, location, A frame structure and detached garage make this property one of kind. Welcome home!

R-1
Rural Residential District
In expansion of the declaration of legislative intent and statement of community development objectives found in Article I of this chapter, the primary purpose of the R-1 Rural Residential District is to preserve open land, sensitive natural areas, and rural community character that would be lost under conventional development. In addition, the intent of this district is to permit a reasonable amount of residential development in the form of small, compact neighborhoods of single-family detached homes in an open space setting, located and designed to reduce the perceived intensity of development, preserve natural features and farmland, and provide privacy and neighborhood identity. Specific objectives are as follows: To provide for a variety of lotting opportunities consistent with the primary purpose of this district; To preserve open land, including those areas containing unique and sensitive natural features such as woodlands, steep slopes, streams, floodplain and wetlands, by setting them aside from development; To preserve scenic views and elements of the Township's rural character, and to minimize perceived density, by minimizing views of new development from existing roads; To provide greater design flexibility and efficiency in the siting of services and infrastructure, including the opportunity to reduce length of roads, utility runs, and the amount of paving required for residential development; To create compact neighborhoods with direct visual access to preserved open land, with amenities in the form of neighborhood open space, and with a strong neighborhood identity; To implement the goals of the Township's Comprehensive Plan and open space/recreation plan; To reduce erosion and sedimentation by the retention of existing vegetation, and the minimization of development on steep slopes; To create new woodlands through natural succession and reforestation where appropriate, and to encourage the preservation and improvement of habitat for various forms of wildlife; To preserve areas of the Township with productive agricultural soils for continued or future agricultural use, by preserving blocks of land large enough to allow for efficient farm operations; To provide for the preservation and maintenance of open land within the Township to achieve the above-mentioned goals and for active or passive recreational use by residents; To provide standards for preservation of open land and neighborhood lotting to be used in this district.
