Welcome to 857 Heimbach Road, where nearly two acres, long country views and a thoughtfully designed 2,600+ square foot home come together in one of Montgomery County's most beautiful rural settings. Built in 1989 by its original owner as a dream home, this spacious Farmhouse Colonial was designed to take advantage of its surroundings. Mature landscaping, Big Blue Skies and views that seem to stretch for miles create the kind of setting that's becoming increasingly difficult to find. Inside, generous room sizes, wood floors and abundant natural light give the home an easy, comfortable flow. Formal living and dining rooms provide plenty of space for entertaining, while the family room is anchored by a newer propane gas fireplace and handsome stone feature wall. The cherry kitchen with granite countertops opens to the everyday living spaces, but the real surprise may be the sunroom. Surrounded by windows and topped with skylights, it's a wonderful four-season vantage point for enjoying the changing landscape and beautiful one-acre views beyond. Check it out when you visit. The main level also offers unusual flexibility, including a private office with its own exterior entranceideal for working from home or meeting clients or additional space that could serve as a guest retreat, main-level bedroom, hobby room or whatever best fits your lifestyle. And then there's summer. Step outside to the deck and look at your own fenced, inground saltwater pool, surrounded by the privacy and breathing room of an almost two-acre property. A pool house/shed, additional gardening shed and small barn add useful storage and character, with plenty of lawn left to garden, play ball or simply enjoy the view. 4 Bedrooms, 2½ Baths, a full basement and two-car side-entry garage provide the space and practicality you'd expect, while a new roof in 2023 and newer HVAC and fireplace insert add important recent improvements. Quiet mornings in the sunroom, evenings by the fireplace, summer afternoons around the pool and miles of Montgomery County countryside outside your windows857 Heimbach Road offers the space, setting and lifestyle that make country living so appealing, all while keeping everyday conveniences within easy reach. R-80
Land Preservation District
In expansion of the declaration of legislative intent found in Article I,285-2, of this chapter, and the statement of community development objectives found in Article I, 285-3, of this chapter, the primary purpose of the R-80 Land Preservation District LPD is to preserve open land, sensitive natural areas, and rural community character that would be lost under conventional development. In addition, the intent of this district is to permit a reasonable amount of residential development in the form of small, compact neighborhoods of single-family detached homes in an open space setting, located and designed to reduce the perceived intensity of development, preserve natural features and farmland, and provide privacy and neighborhood identity. Specific objectives are as follows: To provide for a variety of lotting opportunities consistent with the primary purpose of this district; To preserve open land, including those areas containing unique and sensitive natural feature such as woodlands, steep slopes, streams, floodplains and wetlands, by setting them aside from development; To preserve scenic views and elements of the Township's rural character, and to minimize perceived density, by minimizing view of new development from existing roads; To provide greater design flexibility and efficiency in the siting of services and infrastructure, including the opportunity to reduce length of roads, utility runs and the amount of paving required for residential development; To create compact neighborhoods with direct visual access to preserved open land, with amenities in the form of neighborhood open space, and with a strong neighborhood identity; To implement the goals of the Township's comprehensive plan and open space recreation plan; To reduce erosion and sedimentation by the retention of existing vegetation and the minimization of development on steep slopes; To create new woodlands through natural succession and reforestation where appropriate, and to encourage the preservation and improvement of habitat for various forms of wildlife; To preserve areas of the Township with productive agricultural soils for continued or future agricultural use, by preserving blocks of land large enough to allow for efficient farm operations; To provide for the preservation and maintenance of open land within the Township to achieve the above-mentioned goals and for active or passive recreation use by residents; To provide standards for preservation of open land and neighborhood lotting to be used in this and other residential districts.
