Kensington, located between Fishtown and Port Richmond, is a historic and industrial Philadelphia neighborhood with rowhouse blocks and working rail corridors. The neighborhood’s character concentrates around Kensington Ave & Allegheny Ave, where corner bodegas, taquerias, discount shops, and SEPTA el traffic create a fast-moving streetscape. Pillars include Philadelphia Brewing Company, the Harrowgate Park greenspace, and the murals-and-market energy of the nearby Kensington Storefront corridor. Brick twins and trinity-style homes mix with converted warehouses and light-manufacturing buildings. Pocket parks and rec centers punctuate dense blocks, while the Market–Frankford Line frames daily movement. The Delaware River industrial edge and the Frankford Creek corridor shape the neighborhood’s geography.
The RSA, Residential Single-Family Attached districts are primarily intended to accommodate attached and semi-detached houses on individual lots, but may be applied in areas characterized by a mix of housing types, including detached houses. The districts are also intended to provide a density transition between RSD districts and RM districts. The Zoning Code includes five RSA districts that are differentiated primarily on the basis of minimum lot area requirements.
