Are you looking for a home with land that offers space to have a big garden, some chickens, land for your animals, and a place to spread out? This is what you’ve been waiting for! Set back from the road, this unique home offers a Circa 1900 farmhouse with two additions offering 4 bedrooms plus a room for an office, two full baths, and a huge finished lower-level family room. You’ll find a convenient first floor laundry hook-up, as well as a full laundry room in the lower level. This well-maintained home has been lovingly cared for by the same family for 3 generations. On this 2.3 acre lot you’ll find a vegetable garden, spring house, large shed, chicken coup, and a barn/garage to keep your vehicles or animals. The house features a large country kitchen overlooking front and side patios and beautiful gardens. There is a full bathroom with a large shower, as well as access to a root cellar off the kitchen. Step down into the original farmhouse with wood floors in the living room and dining area. A door accesses the back deck which offers a gorgeous view of the countryside, perfect for enjoying meals or relaxing. Follow the turned staircase to the 2nd floor landing/office area that leads to two bedrooms with closets. Staircase access from the landing leads to the floored attic. Back on the main level, a large addition was built in the 1970s that features wood floors throughout the hallway and 3 bedrooms. One bedroom has been modified with laundry hook-ups to accommodate one-floor living. The full bath is adjacent to the main bedroom, but accessible to all bedrooms. Take the stairs down to the lower level to find a huge family room, a door that opens to the side yard, and a laundry room with a utility sink that has potential to become a bathroom. The unfinished area is where you’ll find the heater, water heater, well tank, and water treatment system. There is a closet for tools, and a door that leads to the oil tank, as well as a passage that connects to the root cellar. The septic system was replaced in 2006, and there are two wells in front of the house; one to water the gardens, and one for the house. All this in a convenient location close to Phoenixville’s shopping, restaurants, and events. Easy access to Route 113, Route 23, Valley Forge Park, and the King of Prussia interchange where you’ll find access to Route 202, Route 422, the Schuylkill Expressway and the PA Turnpike. This property is being sold as-is.

AP
Agricultural Preservation And Rural Residential District
It is the purpose of the AP, Agricultural Preservation and Rural Residential District, to foster the preservation of agriculture as an important economic activity in East Pikeland Township and to preserve viable agricultural land as an irreplaceable asset. Furthermore, it is the intent of the AP District to prevent the conflicts that can occur when residential development is allowed within areas of active agricultural operations and to permit certain compatible farm service uses and dwellings accessory to farm operations. It is also the intent of the AP District to permit single-family detached uses according to a predetermined formula so that important agricultural lands will not be reduced in area below the minimum size requirements for viable farming operations. Because other uses, although compatible with agricultural uses, may have the potential to cause conflicts with agricultural uses, such uses shall be permitted either as Conditional Uses or Special Exceptions and shall be subject to the general regulations and standards set forth in Article XVII.
