MOTHER NATURE BECKONS YOU TO THIS AWESOME PROPERTY WITH A POND, STREAM AND 2.9 ACRES OF SCENIC BEAUTY. .. BUT WAIT, THERE'S MORE! IT COMES WITH A LARGE CUSTOM-BUILT CONTEMPORARY HOME, A FABULOUS GREENHOUSE AND A NEWLY-PAINTED DECK THAT SPANS THE ENTIRE WIDTH OF THE HOUSE. This 5 bedroom/3.5 bath home has a finished walk-out lower level which includes a large recreation room with a wet bar and a professionally-installed pellet stove with a glass window to enjoy the flame while you are warm and cozy watching your favorite movie on TV, playing video games, or entertaining friends. There is a newly remodeled multi-purpose BONUS ROOM WITH ITS OWN ENTRANCE which could be a 5th bedroom/in-law quarters, workout space, office--you decide; and a newer bath with a custom tiled walk-in shower. On this lower level you will find the 2 heat pumps, 2 hot water heaters, 3 electric panels, a second laundry room, lots of storage space & access to the oversized 3-car garage with a man door. As you walk up the wide staircase from the recreation room to the home's main level, you enter the eat-in gourmet kitchen with a breakfast bar (4 stools included) & a bright spacious dining area with a 2-skylight vaulted ceiling and two sets of atrium doors--one leads to the rear deck and one leads to a wonderful screened porch where you'll enjoy many meals throughout the year and the sights & sounds of Mother Nature. The balance of the main floor boasts a 2-story foyer, a large living room; a formal dining room; a sunken family room, a huge private primary suite with an atrium door to the lower deck, a walk-in closet, an en suite bathroom adjacent to the piece de resistance - a spa room with a relaxing hot tub & sylvan views. An enormous office with a cathedral ceiling, a half bath, & the primary laundry room complete the fabulous main level. On the second floor you'll find 3 spacious bedrooms with volume ceilings, great closets including a cedar-lined walk-in, and a full bath with a skylight, double-bowl vanity, linen closet, and a tub-shower unit. Let's go outside where from the expansive upper deck you'll see--surrounded by a variety of trees--a lush lawn, a babbling brook (Pigeon Run which flows into Pickering Creek), and a pond. One of the most awe-inspiring sights we've seen was from this deck on a summer night. .. a magnificent light show performed by thousands of fireflies exhibiting their flashing, many-colored lights. We will never forget it! From the lower patio & deck, you will find stone steps leading to the charming water feature. As you proceed along the deck, you'll cross the lawn to the custom-built, state-of-the-art greenhouse. There are many possible uses for this structure, but we highly recommend the purpose for which it was intended. .. to grow your own delicious organic produce! We've eaten many meals created around the harvest from the greenhouse & the outdoor garden and can attest to the delectability of home-grown organic vegetables. The outdoor garden area (off the driveway near the deck steps) has been cultivated over the years with tons of mushroom soil so even the most inexperienced gardener can become a successful horticulturist, if desired. The septic system was inspected and the drainfield passed but the tank was cracked & missing its baffles, so new tanks were installed by J. Gallagher Septic Co. and inspected/passed by the Chester County Health Dept. in March 2023. Buyer will get the original permit at the closing but may have a copy anytime. Many Andersen window glass units were replaced in January, 2023 by Malvern Glass Co. The driveway will be professionally asphalt coated in April, as soon as temperatures permit. If you want a large, well-built house with gorgeous grounds that attract varied species of wildlife, then come to "Smith Sanctuary" - you won't want to leave. AGENTS: PLEASE READ AGENT REMARKS & INCLUSIONS & EXCLUSIONS SECTIONS FOR ANY UPDATES, AND CHECK THE STATUS OF THE OPEN HOUSE.

AP
Agricultural Preservation And Rural Residential District
It is the purpose of the AP, Agricultural Preservation and Rural Residential District, to foster the preservation of agriculture as an important economic activity in East Pikeland Township and to preserve viable agricultural land as an irreplaceable asset. Furthermore, it is the intent of the AP District to prevent the conflicts that can occur when residential development is allowed within areas of active agricultural operations and to permit certain compatible farm service uses and dwellings accessory to farm operations. It is also the intent of the AP District to permit single-family detached uses according to a predetermined formula so that important agricultural lands will not be reduced in area below the minimum size requirements for viable farming operations. Because other uses, although compatible with agricultural uses, may have the potential to cause conflicts with agricultural uses, such uses shall be permitted either as Conditional Uses or Special Exceptions and shall be subject to the general regulations and standards set forth in Article XVII.
